SHIRLEY -- A single $2 million sale on Davis Street and a cluster of five transactions on Ambrose Way defined the Shirley real estate market between Sept. 25 and Oct. 24, according to deeds recorded at the South Middlesex Registry of Deeds.

MARKET OVERVIEW Seventeen property transfers were recorded in Shirley during the period. Of those, 13 carried a sale price on file, ranging from $120,000 to $2,000,000, with a median of $415,000. Prices for the remaining four sales have not yet reached the registry, which is typical and usually resolves within about a week of recording. With 17 recorded transfers in a single month, activity appears steady by raw count, though the data does not allow comparison to prior months or to regional benchmarks.

TOP SALES The month's largest transaction was 4 Davis St., which sold for $2,000,000 on Oct. 22. The seller was Davis Street LLC and the buyer was Davis Street Apartments LLC; the entity names suggest a multi-unit residential property, though bed, bath and square-footage figures were not available from the deed.

The next four highest-priced sales all occurred within the Ambrose Way condominium development. Unit 18 sold for $503,847 on Oct. 7, with Shirley Station Development Inc. as seller and Kate E. Connolly as buyer. Unit 20 sold for $499,900 on Oct. 1, from Shirley Station Development Inc. to Kristen Ryan. Unit 25 sold for $467,400 on Oct. 1, from Shirley Station Development Inc. to Francisco and Myrna Matos. Unit 33 sold for $460,000 on Oct. 16, from Shirley Station Development Inc. to Kristina Lavallee and Luke Miller.

NEIGHBORHOOD BREAKDOWN Ambrose Way accounted for five of the month's 17 sales, the heaviest concentration on any single street. Four of those five, Units 18, 20, 25 and 33, were sold by Shirley Station Development Inc., indicating ongoing sales from a single condominium development. The fifth Ambrose Way sale, Unit 15, transferred for $200,000 from Jason Kutarnia to John Kutarnia Life Estate, a lower price consistent with a family-related transfer rather than an open-market sale.

Outside Ambrose Way, no other street had more than one recorded sale. Properties were scattered across Peabody Road, Oakes Landing, Squannacook Road, Clark Road, Hazen Road, Benjamin Road, Ayer Road, Leominster Road, Porter Street, South Street and a Mohawk Meadows address with no street number listed.

By price tier, one sale exceeded $1 million (the Davis Street property), nine sales fell between $300,000 and $510,000, and three sales were below $300,000: 20 Leominster Rd. at $120,000, 15 Ambrose Way Unit 15 at $200,000, and 172 Ayer Rd. Unit F at $302,000.

MARKET NOTES Five of the 17 recorded transfers appear to involve transactions between parties sharing the same last name, consistent with trust or estate transfers within a family: 42 Peabody Rd. (Santo to Santo Realty Trust), 12 Oakes Landing (Ohern to Ohern Life Estate), 103 Clark Rd. (McGrath to McGrath Trust), 5 Porter St. (Saball to Saball Family Trust), and 15 Ambrose Way (Kutarnia to Kutarnia Life Estate). These transfers carry lower or no recorded sale prices and differ in character from open-market sales.

Condominium units made up a notable share of the month's volume: five of the 17 sales were Ambrose Way units, suggesting an active phase of unit-by-unit sales from a single development. Beds, baths and square footage were not available in the deed data for any property, so no price-per-square-foot comparisons can be made this month.
