Shirley Home Sale Prices Range Widely From $113,000 To $925,000 In August

SHIRLEY -- Twenty properties changed hands in Shirley between Aug. 7 and Sept. 5, according to deed records from the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $113,000 to $925,000 and a single condominium development accounting for six of the transfers.

MARKET OVERVIEW

The registry recorded 20 property transfers in the four-week period. Of those, 14 listed a sale price; the remaining six were transfers among family members involving trusts or life estates, for which no consideration amount was disclosed. Among the 14 disclosed sales, prices ranged from $113,000 to $925,000, with a median sale price of $317,100. Twenty recorded transfers in a single month is a notable volume for a town the size of Shirley, though six of those were new-construction condominium sales tied to one development and six more were non-arm's-length family transfers, meaning the number of traditional open-market home sales was smaller than the headline count suggests.

TOP SALES

The month's highest-priced transaction was 1000 Mt Laurel Cir Unit 4, which sold for $925,000 on Aug. 7. The seller was Mt Laurel Realty LLC and the buyer was Steady Course LLC. The second-highest sale was 111 Lawton Rd at $625,000, sold Aug. 24 by Matthew R. Sabourin and Sarah K. Sawyer to James D. and Michelle A. Tompkins. Close behind was 2 Kelsey Ln at $620,000, sold Aug. 31 by Richard F. Caires Jr. and Linda E. Caires to Adam Gentile. Rounding out the top sales were 22 Porter St at $505,000, sold Aug. 26 by Katherine Melissa Geirer (also listed as Bukis) to Tyler Corcoran and Alyssa DeSilva, and 142 Squannacook Rd at $450,000, sold Aug. 14 by Alex Beaudion and Shaelyn Beadion to Kathleen Waggoner and John Bono.

NEIGHBORHOOD BREAKDOWN

Ambrose Way stood out as the month's most active street, with six condominium units, Nos. 30, 32, 34, 36, 41 and 43, all sold by Shirley Station Development Inc. between Aug. 18 and Aug. 31. Four of those units sold for $282,800 and two sold for $317,100. Excluding Ambrose Way and the family trust transfers, the remaining sales were spread across individual streets with no other repeat addresses. By price tier, four sales fell in the $500,000-to-$1 million range: 22 Porter St, 2 Kelsey Ln, 111 Lawton Rd and 1000 Mt Laurel Cir Unit 4. The remaining disclosed sales, including all six Ambrose Way units, 35 Patterson Rd ($113,000), 68 Longley Rd ($200,000), 8 Benjamin Rd ($420,000) and 142 Squannacook Rd ($450,000), fell under $500,000. No disclosed sale exceeded $1 million.

MARKET NOTES

Six of the 20 recorded transfers, at 34 Garrison Rd, 1 South St, 30 Lancaster Rd, 10 Mt Henry Rd, 122 Hazen Rd and 45 Clark Rd, involved a grantor transferring property to themselves or a family member as trustee, or into a life estate, and none of these listed a sale price. This is consistent with estate planning-related deed activity rather than open-market sales. Separately, the Ambrose Way and Mt Laurel Circle transactions were the only sales in the dataset involving condominium units, identified by "UNIT" designations in the address; all other disclosed sales were transfers of properties without unit numbers. Bedroom, bathroom and square footage data were not available from the deed records, so no price-per-square-foot comparison can be made this period.
