LEXINGTON -- Seventeen residential properties changed hands in Lexington in a stretch of recorded deeds this reporting period, led by a $3.438 million sale on Hill Street, with sale prices spanning a wide range and no single price tier dominating.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Lexington, 15 of which listed a sale price. Disclosed prices ranged from $750,000 to $3,438,000, with a median sale price of $1,455,000. A count of 17 sales represents a moderate volume of turnover for the town; the raw number alone does not indicate whether the market was especially active or quiet without a comparison period. All 17 recorded deeds fall between Aug. 7 and Aug. 18, the first 12 days of the roughly four-week reporting window; no sales were recorded in this dataset between Aug. 19 and Sept. 5.

The seller was Hill Street LLC; the buyers were Laurent Balzano and Renee Bohoussou Ep [laredo]. 72 Meriam St. sold for $2,720,000 on Aug. 7. Sellers Lawrence A. Weiss and Marilyn L. Ryngiewicz sold to Jiayuan Luo and Zheng Zhang. 55 Meriam St. sold for $2,430,000 on Aug. 17. Sellers Hua Wang and Wai Chin sold to Xi Chen and Bo Yang. 15 Summer St. sold for $2,188,000 on Aug. 14. Sellers Jing Ma and Yongqian Wang sold to Letian He and Jiaqi He. 7 Diamond Rd. sold for $1,937,500 on Aug. 14. Sellers Andrew Curtis Person and Reena Pandya Person sold to Robert C. Mirani and Kathleen M. Mirani.

NEIGHBORHOOD BREAKDOWN Meriam Street accounted for two of the period's five highest-priced sales, at 55 Meriam St. ($2,430,000) and 72 Meriam St. ($2,720,000), both recorded within a 10-day span. Beyond that cluster, no other street had more than one recorded sale. Grouped by price tier among the 15 disclosed sales: four sold above $2 million (Hill Street, both Meriam Street properties and Summer Street); eight sold between $1 million and $2 million, including Diamond Road, Maple Street, Blake Road, Crescent Hill Avenue, Westwood Road, Bedford Street and Seaborn Place, plus one sale recorded without a complete street address; and three sold below $1 million, on Freemont Street, Emerald Street and Ellis Street.
