Arlington Home Sales Cluster Above $1 Million as Disclosed Prices Climb

ARLINGTON -- Sixteen properties changed hands in Arlington between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $957,000 to $2 million and a median of $1.3 million among the nine transactions that included a recorded price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 property transfers in Arlington during the period, but only nine of those deeds disclosed a sale price. Among the nine, prices ranged from $957,000 for a condominium unit at 743 Massachusetts Ave. to $2 million for a single-family home at 211 Florence Ave., with a median of $1.3 million. The remaining seven transfers, at 20 Grafton St., 128 Pleasant St. Unit 408, 69 Freeman St., 342 Washington St., 18 Oakland Ave., 25 Peabody Rd. and 68 Hillside Ave., each involved a grantor and grantee sharing a surname, consistent with a trust or estate transfer within the same family, and none disclosed a price. That means nearly half of all recorded deeds this period carry no market-rate price data, so the nine disclosed sales offer the clearer read on price levels than the raw count of 16.

TOP SALES 211 Florence Ave. sold for $2 million on Aug. 14. Dylan J. Quinn and Julia Harty Rydin sold the property to Prashan Wanigasekara and Chevanthie Hyacinth Annette Dissanayake. 39 Chester St. sold for $1,975,000 on Aug. 14. Chester Development LLC and Kristina Soonok Gulish, as trustee, sold to Brendan Moeller and Kristina Gulish, as trustee. 53 Park St. sold for $1.9 million on Aug. 10. Park St. LLC sold the property to Park Street Arl LLC. 87 George St. sold for $1,344,000 on Aug. 7. Darren L. Chapman and Laura A. Chapman sold to Joyce Yelizarov and Dennis Yelizarov, as trustees. A property recorded with an Arlington address only sold for $1.3 million on Aug. 13. William B. Hoey Jr. and Bevelyn K. Pettit sold to Madeline Cyr and Akhanda Shrestha. Bedroom, bathroom and square-footage figures were not available in the deed data for any of these sales.

NEIGHBORHOOD BREAKDOWN Oakland Avenue was the only street with more than one recorded transfer: 147 Oakland Ave. sold for $1,115,000 on Aug. 7, while 18 Oakland Ave. changed hands Aug. 11 in a same-family trust transfer with no price disclosed. Among the nine disclosed sales, three closed above $1.5 million: Florence Avenue, Chester Street and Park Street. Five fell between $1 million and $1.5 million: Wollaston Avenue ($1,055,000), Oakland Avenue ($1,115,000), Wright Street ($1,211,000), the Arlington listing ($1.3 million) and George Street ($1,344,000). One sale, the Massachusetts Avenue condominium, closed below $1 million at $957,000.

MARKET NOTES Three of the nine disclosed sales involved condominium units: 53 Wollaston Ave. Unit 1 ($1,055,000), 743 Massachusetts Ave. Unit 743 ($957,000) and 128 Pleasant St. Unit 408 (price not disclosed). The 39 Chester St. and 53 Park St. transactions each listed a limited liability company as seller, Chester Development LLC and Park St. LLC respectively, distinguishing those from owner-occupant sales. Seven of the 16 recorded deeds, or 44%, appeared to be intra-family trust or estate transfers rather than open-market transactions, and none of those seven disclosed a price. No square-footage data was available in any deed record, so price-per-square-foot comparisons could not be calculated.
