Woburn Home Sale Prices Span $635,000 to $1.345 Million in August

WOBURN -- Nineteen properties changed hands in Woburn between Aug. 7 and Sept. 5, led by a $1,345,000 sale on Fairway Drive, according to deeds recorded at the South Middlesex Registry of Deeds. Eight of the 19 transactions did not list a sale price.

MARKET OVERVIEW

Nineteen properties recorded deeds in Woburn during the period. Of those, 11 disclosed a sale price, ranging from $635,000 to $1,345,000, with a median of $782,000 among the disclosed sales. The remaining eight transactions, 42% of the total, listed no consideration amount, a pattern consistent with the trust and family transfers described below. TOP SALES

The month's highest-priced sale was 41 Fairway Drive at $1,345,000, sold Aug. 14 by Adam P. and Jill E. Skepner to Won Seok Lee and In Kyung Jang. At 49 Eaton Avenue, Edward G. and Starleen E. Capone sold to Kathryn and Linus Marco for $969,000, also recorded Aug. 14. A $935,000 sale at 7 Liana Street on Aug. 11 sent the property from John Hyeongju and Meongkyu Miki Lee to Diana and Raphael Silva. At 258 Cambridge Road, the Devincentis Realty Trust, with Silvio Devincentis as trustee, sold to Kellie and Janet Olsen for $919,000 on Aug. 13. Rounding out the top five, 380 Salem Street sold for $850,000 on Aug. 7, with YML Homes LLC as seller and Lindsay B. Magee as buyer.

NEIGHBORHOOD BREAKDOWN

Cambridge Road had two recorded sales during the period: 258 Cambridge Road at $919,000 and 270 Cambridge Road at $635,000, both recorded Aug. 14. No other street had more than one disclosed-price sale. Among the 11 disclosed sales, three fell under $700,000: 270 Cambridge Road ($635,000), 2 Inwood Drive Unit 3012 ($650,000) and 84 Merrimac Street ($650,000). Seven fell between $700,000 and $1 million: 477 Main Street ($700,000), 9 Cannon Road ($705,000), 38 Waltham Street ($782,000), 380 Salem Street ($850,000), 258 Cambridge Road ($919,000), 7 Liana Street ($935,000) and 49 Eaton Avenue ($969,000). One sale, 41 Fairway Drive at $1,345,000, exceeded $1 million.

MARKET NOTES

Nine of the 19 recorded transactions involved a grantor and grantee sharing the same surname or a transfer into a trust bearing the family name, including deeds at 40 Beacon Street, 13 Arthur Pernokos Drive, 3 Adams Drive, 5 Fletcher Road, 16 Hilltop Parkway, 4 Lake Circle, 84 Merrimac Street, and two separate properties, a Woburn address without a street listed and 35 Conn Street, both transferred from Nancy J. McGoldrick to the McGoldrick Family Irrevocable Trust with Sean Francis McGoldrick as trustee. Of these nine, only the Merrimac Street sale disclosed a price; the other eight did not, consistent with the pattern that intra-family and trust transfers in this dataset typically carry no listed consideration.
