Townsend Home Prices Span $127,000 to $870,000 With Median at $519,000

TOWNSEND -- Nineteen properties changed hands in Townsend between Aug. 7 and Sept. 5, according to deeds recorded at the South Middlesex Registry of Deeds. Disclosed prices ranged from $127,000 to $870,000, with a median of $519,000 among the transactions that included a sale price.

MARKET OVERVIEW

The registry recorded 19 property transfers in Townsend during the period, but only 11 of those deeds, or 58 percent, listed a sale price. Among the 11 disclosed sales, prices ranged from $127,000 to $870,000, with a median of $519,000. The remaining eight transfers, several involving matching last names between seller and buyer, did not include a stated consideration amount. The overall count of 19 recorded deeds indicates a period of ordinary activity for the town, though the high share of undisclosed prices limits a full read on where values are trending.

TOP SALES

The highest-priced transaction was 79 Tyler Road, which sold for $870,000 on Aug. 24. The seller was Tyler Realty Trust, with Melissa Fernald as trustee; the buyers were Sarah Sabourin and Matthew Sabourin.

Two properties tied for the second-highest price. Thomas Byrne and Susan Byrne sold 148 Main Street to Derek McNiff and Pamela McNiff for $669,000 on Aug. 14. The same day, Adam Griffin and Susan McCabe sold 38 West Elm Street to Cindy Marie King, also for $669,000.

At 29 Ponderosa Drive, the property sold for $625,000 on Aug. 7. The sellers were Lorraine Stallings and Richard Stallings, as trustees; no buyer was listed in the deed record.

K Grandview Farm LLC sold 198 North End Road to Vanderson Ribeiro Gomes for $600,000 on Aug. 13.

NEIGHBORHOOD BREAKDOWN

Depot Street Ext. accounted for two sales during the period. Warren Road Realty LLC sold Unit 3 to David Ducharme and Carolyn Ducharme for $519,000 on Aug. 7, and sold Unit 4 to George Arsenault and Linda Arsenault for $514,000 on Aug. 25.

Bayberry Hill Road also saw two transfers, at 119 and 81 Bayberry Hill Road, both on Aug. 20. Neither deed disclosed a sale price, and in both cases the grantor and grantee share the same last names.

Among the 11 disclosed sales, four fell under $500,000: 142 Fitchburg Road ($129,000), an unaddressed Townsend parcel ($127,000), 10 Worcester Road ($440,000) and 43 West Meadow Estates Drive Unit 43 ($403,000). Six sales fell between $500,000 and $700,000: the two Depot Street Ext. units, 198 North End Road, 29 Ponderosa Drive, and the tied sales at 148 Main Street and 38 West Elm Street. One sale, 79 Tyler Road, topped $700,000.

MARKET NOTES

Three of the 19 recorded transfers were condominium units: Depot Street Ext. Units 3 and 4, and West Meadow Estates Drive Unit 43. The remaining addresses in the dataset correspond to single-property parcels.

Eight of the 19 transfers, at 2 Aquarius Lane, 49 Clement Road, 119 Bayberry Hill Road, 81 Bayberry Hill Road, 123 Pierce Road, 89 Highland Street, 19 Squannacook Terrace and 8 Scorpio Lane, list matching last names between grantor and grantee, consistent with a trust or estate transfer within the same family. None of these eight carried a disclosed sale price.

The two lowest disclosed prices in the period, $129,000 for 142 Fitchburg Road and $127,000 for an unaddressed Townsend parcel, both went to the same buyer, Colameta Corp./Corporation, in deeds recorded two days apart, Aug. 26 and Aug. 28.

David Ducharme and Carolyn Ducharme appear on both sides of the ledger on Aug. 7: as buyers of the $519,000 Depot Street Ext. Unit 3, and, listed as David A. Ducharme Sr. and Carolyn V. Ducharme, as sellers of 43 West Meadow Estates Drive Unit 43 for $403,000.
