Weston Home Sale Prices Span $812,500 To $5.9 Million In Late Summer

WESTON -- Twenty deeds recorded at the South Middlesex Registry of Deeds between Aug. 7 and Sept. 5 show a wide price spread among Weston's disclosed sales, while half of all recorded transfers moved property within the same family name rather than between unrelated buyers and sellers.

MARKET OVERVIEW The registry recorded 20 property transfers in the period. Of those, 10 included a disclosed sale price, ranging from $812,500 to $5,893,000. The median sale price among disclosed transactions was $2,245,000. With 20 total recorded deeds, the period shows a active volume of activity by raw count, though half of that volume consists of transfers without a market sale price attached, which limits how much the count alone says about buying and selling activity.

TOP SALES The highest-priced transaction was 56 Cart Path Rd, which sold for $5,893,000 on Aug. 12. The sellers were Xiaoqing Yuan and Xu Huang; the buyer was Phoebe Mei. At 6 Baldwin Cir, the property sold for $4,850,000 on Aug. 26; the seller was William S. Weinstein, trustee of a realty trust, and the buyer was Emily Goldblatt Patterson, trustee of the Lily Trust. The third-highest sale was 105 Summer St at $3,100,000 on Aug. 18, sold by Senhua Guo and Zhen Guo to Maria Corso and Brian McDonald. At 34 Hilltop Rd, the sale price was $2,813,500 on Sept. 1; the sellers were listed as the Rand and Cheryl Alexander Family Trust, with Cheryl N. Alexander as trustee, and the buyers were Stacy Lowell Eddy and Carson Eddy. Rounding out the top five, 23 Stony Brook Rd sold for $2,250,000 on Aug. 18, with sellers Vladimir Ramos Barbieri and Kristin Anne Dykema Barbieri and buyers Matthew Read and Chanisa Read.

NEIGHBORHOOD BREAKDOWN Two streets saw multiple transactions in the period. Conant Road had two recorded transfers, at 15 Conant Rd and 3 Conant Rd, both with no disclosed price and both moving from individual owners to revocable trusts bearing the same family names. Livermore Lane also had two transfers, at 25 Livermore Ln Unit 2, which sold for $1,455,000, and 10 Livermore Ln Unit 10, for which no price was disclosed. Wellesley Street recorded two transfers as well, at 337 Wellesley St and 737 Wellesley St, neither with a disclosed price. Among the 10 sales with disclosed prices, three fell under $1.5 million (43 Church St at $812,500, 18 Westland Rd at $1,175,000, and 25 Livermore Ln Unit 2 at $1,455,000), four fell between $1.5 million and $3 million (633 Boston Post Rd, 20 Old Rd, 23 Stony Brook Rd, and 34 Hilltop Rd), and three exceeded $3 million (105 Summer St, 6 Baldwin Cir, and 56 Cart Path Rd).

MARKET NOTES Of the 20 recorded transfers, 10 involved a grantor and grantee sharing the same family name, typically an individual or couple transferring property into a revocable trust or family trust bearing their own name: 187 Newton St, 337 Wellesley St, 134 Buckskin Drive, 18 Sanderson Ln, 15 Conant Rd, 10 Livermore Ln Unit 10, 43 Concord Rd, 3 Conant Rd, 26 Whitney Tavern Rd and 737 Wellesley St. None of those 10 transfers had a disclosed sale price. By contrast, all 10 transfers with disclosed prices involved buyers and sellers with different family names. Two of the period's sales, at 25 Livermore Ln Unit 2 and 10 Livermore Ln Unit 10, were condominium units rather than single-family homes; the remaining recorded addresses do not indicate unit numbers. Bedroom, bathroom and square-footage figures were not available in the deed records for any property in this period.
