Waltham August Home Sales Cluster Tightly In $500,000 To $900,000 Range
WALTHAM -- Thirteen property transfers were recorded in Waltham from Aug. 7 through Sept. 5, with disclosed sale prices ranging from $349,000 to $888,000 and a median of $715,000, according to South Middlesex Registry of Deeds filings.
MARKET OVERVIEW
The registry recorded 13 sales during the four-week period. Of those, eight listed a consideration amount; the remaining five were transfers of property into personal or family trusts, which the registry recorded without a disclosed price. Among the eight disclosed sales, prices ranged from $349,000 to $888,000, with a median of $715,000. No sale in the dataset reached $1 million. Thirteen recorded transactions over four weeks represents a moderate volume of activity for the city, though the dataset does not include a prior-period or year-over-year count for direct comparison.
TOP SALES
The highest-priced transaction was 66 Ash St., which sold for $888,000 on Aug. 13. The seller was listed as Thomas M. Gildea, trustee of the Ash Street Realty Trust; the buyers were Jan Michael Schulte and Amanda Margaret Schulte.
At 17 Washington Ave., Unit 4, the sale price was $870,000, recorded Aug. 13. The seller was Krystyna Krajczynska, trustee of the Krajczynska Revocable Trust; the buyers were Roger M. Travis Jr. and Janet C. Daniels.
The condominium at 281 Bishops Forest Drive, Unit 281, Building 69, sold for $860,000 on Aug. 14. Susan S. Labovitz was the seller; Rebecca Jo Levi was the buyer.
At 36 Prospect St., Unit 1, the sale price was $720,000, recorded Aug. 7. Cailyn H. Rood was the seller; Carmen K. Varga was the buyer.
The single-family property at 45 Columbus Ave. sold for $710,000 on Aug. 7. The seller was First Landing Investments LLC; the buyer was Vladimir Fedorov.
NEIGHBORHOOD BREAKDOWN
Clocktower Drive was the only street with more than one recorded transaction: 107 Clocktower Drive, Unit 3206, and 204 Clocktower Drive, Unit 6210, both changed hands during the period, and both were transfers with no disclosed price (detailed below). No other street or neighborhood in the dataset had more than one recorded sale.
By price tier among the eight disclosed sales, one fell under $500,000: 150 School St., Unit 5, which sold for $349,000 on Aug. 7 to Wenhua Li and Min Xu, with the seller listed as Peter Jones Sr., trustee of the Jones Family Realty Trust. The remaining seven disclosed sales, from $545,000 to $888,000, fell in the $500,000-to-$1 million range. Those included 32 South St., Unit 100, which sold for $545,000 on Aug. 7 to Angelo Libertini, seller D Properties LLC, and a property recorded with only a Waltham, MA address, which sold for $590,000 on Aug. 14 from Gerard M.
