Winchester Sale Prices Span $615,000 To $2.35 Million In August

WINCHESTER -- Eighteen properties changed hands in Winchester between Aug. 7 and Sept. 5, with recorded sale prices ranging from $615,000 to $2,350,000, according to deeds filed at the South Middlesex Registry of Deeds. Nearly half of the transfers did not include a disclosed price, several of them transfers into or within family trusts.

MARKET OVERVIEW

The registry recorded 18 property transfers in Winchester over the four-week period. Of those, 10 listed a sale price, ranging from $615,000 to $2,350,000, with a median of $1,580,000 among the disclosed sales. The remaining eight transfers, nearly half the total, did not include a recorded consideration amount. A count of 18 recorded transfers in four weeks reflects a measurable level of deed activity in town, though the absence of price data on nearly half the transfers limits any assessment of overall market value based on the raw count alone.

TOP SALES

The highest-priced transaction was 50 Brooks St., which sold for $2,350,000 on Aug. 10. The sellers were Nicholas W. Panitsas and Suzanna G. Panitsas; the buyers were Andrew Goldberg and Cara Goldberg.

15 Cabot St. sold for $2,200,000 on Aug. 14. The sellers were Richard R. Schrock and Nancy C. Schrock, as trustees; the buyers were Francis Brendan Burke III and Melanie Burke.

18 Graystone Cir., Unit 18, a condominium, sold for $1,800,000 on Aug. 17. The seller was Dawn M. Johnson, trustee of a revocable trust; the buyer was James L. Ladewig, trustee of the Ladewig Realty Trust.

8 Hawthorne Rd. sold for $1,775,000 on Aug. 21. The sellers were Se Hyuk Park and Hae Kyung Jung; the buyers were Robert Chen and Vivian S. Chen.

10 Farrow St. sold for $1,660,000 on Aug. 7. The sellers were Ushhan Dinshaw Gundevia and Simone Percy Patel, as trustees; the buyers were Pratik Randeria and Shweta Randeria.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one sale, so transactions are grouped by price tier instead. Two sales fell under $1 million: 22 Salem St. ($615,000) and 171 Swanton St., Unit 7 ($730,000). Five sales fell between $1 million and $2 million: 52 Middlesex St., Unit 52 ($1,200,000); a Winchester property listed without a street address ($1,187,500); 14 Rangely Ridge ($1,500,000); 10 Farrow St. ($1,660,000); and 8 Hawthorne Rd. ($1,775,000). Two sales topped $2 million: 15 Cabot St. and 50 Brooks St. The remaining eight transfers, at 16 Olde Village Dr., 12 Grant Rd., 22 Chisholm Rd., 36 Dunster Ln., 97 Harvard St., 4 Fairview Ter., 36 Highland Ave. and 45 Grove St., did not disclose a price.

MARKET NOTES

Three of the 18 sales involved condominium units: 18 Graystone Cir. Unit 18, 52 Middlesex St. Unit 52 and 171 Swanton St. Unit 7. Bedroom, bathroom and square-footage figures are not available in deed records, so no price-per-square-foot comparison can be made.

Seven of the 18 transfers, all without a disclosed price, moved property into or within a family trust with the same individuals named as both grantor and grantee or as trustee: 16 Olde Village Dr. (Zhang), 12 Grant Rd. (O'Connor/Riccardi), 22 Chisholm Rd. (Kann), 36 Dunster Ln. (Dadgar/DiBlasi), 97 Harvard St. (Russo), 4 Fairview Ter. (Arena) and 45 Grove St. (Romero). That pattern, common in deed data, accounts for nearly 40 percent of the month's recorded transfers and for the bulk of the sales without a disclosed price.

Two of the eight undisclosed-price sellers were limited liability companies rather than individuals: North Star Real Estate Group LLC, seller of 52 Middlesex St. Unit 52, and Oak Street LLC, seller of 36 Highland Ave.
