Reading Home Prices Span $466,900 to $2.25 Million in Latest Deed Filings

READING -- Reading recorded 19 property transfers between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $466,900 to $2.25 million. Eight of the 19 deeds, most of them transfers among family members or into trusts, did not list a sale price.

MARKET OVERVIEW The registry recorded 19 deed transfers in Reading over the four-week period, with prices disclosed on 11 of them. Among those 11, prices ranged from $466,900 to $2,250,000, and the median sale price was $962,000. Nineteen recorded transfers in a single month is a notable volume of activity for one town, though the data provided does not include prior-period figures, so it is not possible to say whether this represents a change from typical turnover.

TOP SALES The month's highest-priced transaction was 885 Main St., which sold for $2,250,000 on Aug. 17. Joseph P. Norden was the seller and Reading ECE RE LLC the buyer. At 166 Pearl St., John Edward Metcalf and Christopher J. Aluotto, as trustees, sold to Summer and Travis Estes for $1,785,000 on Aug. 17. Unit 18 at 18 Talbot Lane sold for $1,500,000 on Aug. 24, with Johnson Woods Realty Corp. selling to the Dambrosio Revocable Trust and trustee Giovanni Albert Dambrosio. At 500 Franklin St., Mleo Realty LLC and Mevis O. Leo sold to Barbara M. Lagrotteria for $1,205,000 on Aug. 20. Rounding out the top five, 67 Washington St. sold for $962,000 on Aug. 20, with Jessica Haggett Silverman and David E. Silverman selling to Brendan and Chelsey Hartford.

NEIGHBORHOOD BREAKDOWN Main Street produced two of the month's transfers: the $2,250,000 sale at 885 Main St. and an undisclosed-price transfer at 1321 Main St. involving Terrence M. Shaw and Brendon S. Shaw, as trustees, selling to Shaw Realty Management LLC. No other street had more than one recorded transfer in this dataset. By price tier among the 11 disclosed sales, one fell under $500,000 (the $466,900 sale at 2 Summit Drive, Unit 241); six fell between $500,000 and $1 million (36 Abigail Way, 16 Elm St., 148 South St., 304 Lowell St., 67 Washington St. and 103 John Carver Road); and four exceeded $1 million (500 Franklin St., 18 Talbot Lane, 166 Pearl St. and 885 Main St.).

Of the eight transfers with no disclosed price, seven appear to involve the same family or individual on both sides of the deed, moving property into or within a trust: 111 Scotland Road (Salvucci to Salvucci trustees), 1321 Main St. (Shaw trustees to Shaw Realty Management LLC), 26 Elliot St. (Heard trustee to Heard individually), a Reading parcel listed without a street address (Elliott trustee to Elliott trustee and a marital trust), 30 Putnam Road (Wong to Wong trustee and family trust), 301 Gazebo Circle (Wishart to Wishart trustee and legacy trust), and 14 Marla Lane (Paula Janio Demelo to Paula Janio Demelo trustee and another trustee). The eighth undisclosed-price transfer, 25 Emerald Drive, moved from individual sellers Kathy H. Keen and Thomas L. Higgins to Emerald Drive LLC. No beds, baths or square footage data was available for any recorded transfer, so no price-per-square-foot comparisons could be calculated.
