Pepperell Median Sale Price Holds Near $500,000 Amid Wide Price Swings

PEPPERELL -- Eighteen deeds recorded in Pepperell between Aug. 14 and Sept. 12 ranged from a $110,000 sale on Jewett Street to a $3.3 million transaction, while eight of the recorded transfers moved property within the same family or into a trust rather than to an outside buyer.

MARKET OVERVIEW

The registry recorded 18 property transfers in the four-week period. Of those, 10 disclosed a sale price, ranging from $110,000 to $3,300,000. The median sale price among the 10 disclosed transactions was $505,600. Because eight of the 18 recorded deeds carried no price, and because no prior-month deed count is available for comparison, the raw total of 18 transfers cannot be characterized as busy or slow relative to typical Pepperell volume; it is presented here as this period's count.

TOP SALES

A property recorded only as located in Pepperell, with no street address listed in the deed, sold for $3,300,000 on Aug. 28. The seller was listed as Linda M. Blaschke, trustee, and Lotus Realty Trust; the buyer was Main St Pepperell LLC.

3 Suncook Drive sold for $676,000 on Aug. 26. Thomas A. and Tracy Darabaris sold the property to James F. Reuther Jr. and Courtney R. Reuther.

42 Lowell Road sold for $609,500 on Aug. 28. The seller was the Wayne A. Razzaboni Revocable Trust, with Wayne A. Razzaboni as trustee; the buyers were Kenneth and Carol Hagopian.

5 Wheeler Street sold for $535,000 on Aug. 14. Christopher F. and Paula M. Desimone sold to Scott D. and Judy Cluff.

7 Joan Street sold for $531,200 on Sept. 3. The sellers were William M. Murphy and Diane Masset, both listed as trustees; the buyers were Julia A. Gordon and Matthew P. Spinos.

NEIGHBORHOOD BREAKDOWN

Shirley Street had two recorded transfers, at 49 and 51 Shirley St., both structured as transfers from individual owners to trusts bearing the same family names, neither disclosing a price. Jewett Street also had two transfers: 82 Jewett St., a transfer from Mary E. Sears to David Sears with no price disclosed, and 107 Jewett St., which sold to an outside buyer for $110,000. Among the 10 sales with disclosed prices, five fell under $500,000 (the $110,000, $405,000, $420,000, $440,000 and $480,000 sales), four fell between $500,000 and $1 million (the $531,200, $535,000, $609,500 and $676,000 sales), and one exceeded $1 million, the $3.3 million transaction.

MARKET NOTES

Eight of the 18 recorded deeds, nearly half, were transfers in which the seller and buyer share a surname or in which ownership moved from an individual to a trust in that same person's name: 6 Yale Road, 82 Jewett Street, 4 Maureens Way, 8 Tucker Park Unit B, 49 Shirley Street, 162 Heald Street, 51 Shirley Street and 2 Everett Drive (the last through the Eaton Family Real Estate Trust to an outside buyer, the Monteiro family). None of these eight disclosed a sale price. The dataset includes at least two condominium units, 11 Railroad St. Unit 11B, which sold for $420,000, and 8 Tucker Park Unit B, a trust transfer with no price disclosed. Bedroom, bathroom and square-footage figures are not available in deed records, so no price-per-square-foot comparison can be made this period.
