Shirley home prices span $113,000 to $925,000 with $469,950 median in latest sales

SHIRLEY -- Twenty properties changed hands in Shirley between Aug. 21 and Sept. 19, with prices ranging from $113,000 to $925,000. Six of those sales were new condominium units at the same address, Ambrose Way, sold by a single developer.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 property transfers in Shirley during the period. Of those, 18 carried a recorded sale price; the remaining two are still pending price data at the registry. Prices ranged from $113,000 to $925,000, with a median sale price of $469,950. A count of 20 recorded transfers in a four-week span represents a meaningful volume of activity for the town, though the raw count alone does not indicate whether that pace is typical for Shirley.

TOP SALES The highest-priced sale was a property recorded without a specific street address, at $925,000 on Sept. 1. The sellers, Maria D. Goncalves and Maria Assuncao Goncalves, both listed as trustees, sold to Crescent Street LLC. The second-highest sale was 9 Brandywine Lane, which sold for $830,000 on Sept. 10; Maria Christina Mesquita sold to David N. Smith and Ethel Smith. At 16 Windsor Road, Chandra and Tejovathi Pratapagiri sold to Ivy A. Osei for $735,000 on Sept. 4. At 3 Catacunemaug Road, Marissa Leigh Felix (also listed as Bunnewith) sold to Martin M. Kimeria for $689,900 on Aug. 31. Rounding out the top five, 111 Lawton Road sold for $625,000 on Aug. 24, with sellers Matthew R. Sabourin and Sarah K. Sawyer transferring to James D. and Michelle A. Tompkins.

NEIGHBORHOOD BREAKDOWN Ambrose Way accounted for six of the month's 20 sales, all with Shirley Station Development Inc. as the seller: Unit 4 at $459,900, Unit 36 and Unit 34 each at $317,100, and Units 30, 32 and 43 each at $282,800. Lawton Road saw two transfers: 111 Lawton Road at $625,000 and 61 Lawton Road, for which a price has not yet been recorded. Among the remaining 12 sales, five priced under $500,000: 1 Whitney Road ($480,000), 43 Longley Road ($215,000), 35 Patterson Road ($113,000), 8 Benjamin Road ($420,000) and 34 Garrison Road (price not yet available). Five more fell between $500,000 and $750,000: 14 Valley View Way ($506,500), 22 Porter Street ($505,000), 2 Kelsey Lane ($620,000), 3 Catacunemaug Road ($689,900) and 16 Windsor Road ($735,000). Two sales, 9 Brandywine Lane and the unaddressed Sept. 1 transfer, priced above $750,000.

MARKET NOTES Six of the 20 recorded transfers, all on Ambrose Way, carry unit designations indicating condominiums; the remaining addresses in the dataset do not include unit numbers. Two transfers appear to be trust-related transfers rather than open-market sales: at 61 Lawton Road, sellers Gregory Dale Simpson and Jane Suzette Holman transferred the property to Gregory Dale Simpson and Jane Suzette Holman as trustees, and at 34 Garrison Road, Brad G. and Katherine E. Pulvermacher transferred to themselves as trustees. Both of those transfers are among the two sales without a recorded price. Two other transactions involved estates: 1 Whitney Road, sold by the estate of Nathaniel N. Shipton along with Robert P. Murray for $480,000, and 8 Benjamin Road, sold by Sherry L. Harding and the estate of Milton E. Westover for $420,000.
