Sherborn's Top Sale Hits $4 Million as Median Settles Near $1 Million

SHERBORN -- Nine properties changed hands in Sherborn between Sept. 18 and Oct. 17, led by a $4 million sale on Farm Road that outpaced the period's next-highest recorded transaction by nearly $3 million.

MARKET OVERVIEW Nine sales were recorded with the South Middlesex Registry of Deeds during the period. Of those, four carry a recorded sale price so far, ranging from $800,000 to $4,000,000, with a median of $1,000,000 among the priced transactions. The remaining five transfers have no price yet; several of these appear to be transfers within the same family or into trusts, where sellers and buyers share the same last names. A count of nine recorded transfers over one month is a moderate volume for Sherborn, though the data alone does not establish whether this represents an active or quiet period relative to other months.

TOP SALES The period's highest-priced sale was 112 Farm Rd., which sold for $4,000,000 on Oct. 15. The sellers were David Scott Sloan, as trustee, and the Lee Irrevocable Childrens Trust; the buyers were Pamela J. George and Robert J. George, both as trustees.

6 Abbey Rd., Unit 6, sold for $1,020,000 on Oct. 14. Mary C. Hayes, as trustee of the Mary C. Hayes Revocable Trust, sold the condominium unit to John J. Williamson and Ellen Williamson.

14 Millstone Dr., Unit 14, sold for $980,000 on Oct. 2. Sellers Jun Li and Yan Hu transferred the condominium unit to buyers Shrimoti Mukherjee and Venkat Vedam.

2 Abbey Rd., Unit 2, sold for $800,000 on Sept. 25. Sellers Margaret B. Robinson and Laurie A. Robinson, both as trustees, sold the unit to Brad Prosek and Lois Pfeister.

NEIGHBORHOOD BREAKDOWN Abbey Road accounted for two of the nine sales, both condominium units: No. 2, at $800,000, and No. 6, at $1,020,000. The remaining priced sales were on Farm Road, at $4,000,000, and Millstone Drive, at $980,000, each the only recorded sale on its street this period. By price tier, two sales fell in the $500,000-to-$1 million range (14 Millstone Dr. and 2 Abbey Rd.), one fell in the $1 million-to-$2 million range (6 Abbey Rd.), and one exceeded $2 million (112 Farm Rd.). Five additional transfers, on Wildwood Drive, Ivy Lane, Fawn Road, Washington Street and Unity Lane, have no price on record yet and are spread across individual streets with no overlap.

MARKET NOTES Five of the nine recorded transfers, at 9 Wildwood Dr., 12 Ivy Ln., 7 Fawn Rd., 84 Washington St. and 11 Unity Ln., list sellers and buyers with matching or closely related names, consistent with transfers into family trusts or between family members. These five transfers are also the ones without a recorded price, which is typical for this kind of deed filing. Among the four priced sales, two involved condominium units (Abbey Road and Millstone Drive) and two involved single-family properties (Farm Road and, pending confirmation, Washington Street). The $4 million Farm Road sale was roughly four times the price of the next-highest recorded transaction, the widest gap in this period's data.
