Sherborn Home Sales Vary Widely As Four Priced Deals Range to $2.8 Million

SHERBORN -- Four properties sold with recorded prices in Sherborn between Aug. 21 and Sept. 19, ranging from $730,000 to $2.8 million, while six additional recorded transfers were nominal-consideration transactions, not market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 10 property transfers in Sherborn during the period, but only four carried recorded sale prices; the remaining six were nominal-consideration transfers, typically for $10 or less, and are not included in price calculations. Among the four priced sales, prices ranged from $730,000 to $2,800,000, with a median of $1,545,000. With just four market-rate transactions recorded, the period shows limited sales volume relative to the overall deed count, though six of 10 recorded transfers had not posted prices tied to a traditional sale as of this reporting.

TOP SALES The highest-priced transaction was 75 Washington St., which sold for $2,800,000 on Aug. 24. Sellers were Xuan Dong and Xin Zhang; buyers were Gilbert and Julie A. Dipaolo. The second-highest sale was 4 Green Ln., which sold for $1,640,000 on Sept. 1; sellers were Adam S. and Jamie Hirsch, and buyers were Joshua C. and Royale L. Abrams. At 7 Goulding St. East, the property sold for $1,450,000 on Aug. 27; sellers were Michael R. Balmer, trustee, and Lynne A. Davis, trustee, and buyers were Patricia Williamson and Kevin Bielawski. The lowest of the four priced sales was 11 Curve St., which sold for $730,000 on Sept. 15; sellers were Nellie Binder and Konstantin Gorelik, and the buyer was Sherborn Realty LLC.

NEIGHBORHOOD BREAKDOWN No street had more than one priced sale during the period; the four transactions occurred on Washington Street, Green Lane, Goulding Street East and Curve Street. By price tier, one sale fell under $1 million (11 Curve St., $730,000), two fell between $1 million and $2 million (7 Goulding St. East at $1,450,000 and 4 Green Ln. at $1,640,000), and one exceeded $2 million (75 Washington St. at $2,800,000). The six nominal-consideration transfers were recorded on Unity Lane, Great Neck Road, Brush Hill Road, Western Avenue, Southfield Lane and an unspecified Sherborn address, with no two sharing a street.

MARKET NOTES Six of the 10 recorded transfers during the period were nominal-consideration transactions rather than sales. In five of those six, the grantor and grantee shared a surname or the grantee name included "TR" or "TRUST," consistent with family trust transfers: 11 Unity Ln. (Halamka), 10 Great Neck Rd. (Lincoln), 121 Western Ave. (Carter), 13 Southfield Ln. Unit 13 (Ward) and the unaddressed Sherborn transfer (Carreiro). The sixth, 34 Brush Hill Rd., involved the Sherborn Rural Land Foundation and named trustees but did not show a shared surname between grantor and grantee. Of the properties in this dataset, only 13 Southfield Ln. carried a unit designation, indicating a condominium unit; all other properties in the period's deed records were identified by street address alone, with no indication of condominium or multi-family status. No square footage or bedroom and bathroom data was available for any transaction in this period.
