Sherborn home prices range widely from $800,000 to $4 million in sales period

SHERBORN -- Eleven property transfers were recorded at the South Middlesex Registry of Deeds for Sherborn between Sept. 25 and Oct. 24, with the sale of 112 Farm Road for $4 million standing as the period's largest transaction.

MARKET OVERVIEW Eleven sales were recorded during the period, though only five carried a sale price in the registry data as of this report; the remaining six show price not yet available. Among the five priced sales, prices ranged from $800,000 to $4 million, with a median of $1,020,000. The volume of 11 recorded transfers in a one-month span reflects a steady level of transaction activity for the town.

TOP SALES 112 Farm Road sold for $4 million on Oct. 15. The seller was listed as David Scott Sloan, trustee, and the Lee Irrevocable Childrens Trust; the buyers were Pamela J. George and Robert J. George, as trustees. 25 Farm Road sold for $1,150,000 on Oct. 20. Seller James Jackson transferred the property to buyer Jeremy Child. 6 Abbey Road, Unit 6, sold for $1,020,000 on Oct. 14. The seller was Mary C. Hayes, trustee of the Mary C. Hayes Revocable Trust; the buyers were John J. Williamson and Ellen Williamson. 14 Millstone Drive, Unit 14, sold for $980,000 on Oct. 2. Sellers Jun Li and Yan Hu transferred the unit to buyers Shrimoti Mukherjee and Venkat Vedam. 2 Abbey Road, Unit 2, sold for $800,000 on Sept. 25. The sellers were Margaret B. Robinson and Laurie A. Robinson, as trustees; the buyers were Brad Prosek and Lois Pfeister.

NEIGHBORHOOD BREAKDOWN Farm Road accounted for two sales in the period: 112 Farm Road at $4 million and 25 Farm Road at $1,150,000. Abbey Road also had two transactions, both condominium units: Unit 6 at $1,020,000 and Unit 2 at $800,000. Millstone Drive saw two transfers as well, 14 Millstone Drive Unit 14 at $980,000 and 18 Millstone Drive, for which price is not yet available. The remaining five sales, on Towne Lyne Road, Wildwood Drive, Ivy Lane, Fawn Road and Washington Street, were single transactions on their respective streets, none with a recorded price yet.

Among the five sales with recorded prices, two fell in the $500,000-to-$1-million range (2 Abbey Road and 14 Millstone Drive), two fell in the $1-million-to-$2-million range (25 Farm Road and 6 Abbey Road), and one exceeded $2 million (112 Farm Road).

MARKET NOTES Five of the 11 recorded transfers, at 18 Millstone Drive, 9 Towne Lyne Road, 9 Wildwood Drive, 12 Ivy Lane and 7 Fawn Road, moved ownership from individuals to trustees carrying the same or related family names, a pattern consistent with trust-based estate or ownership reorganizations rather than open-market sales. None of those five transfers show a recorded sale price. The period's sales included a mix of single-family homes and condominium units, with three of the five priced transactions, at 6 Abbey Road, 2 Abbey Road and 14 Millstone Drive, involving condo units. Bedroom, bathroom and square-footage figures were not available in the deed data for any of the 11 transactions.
