SHERBORN -- A home on Green Lane sold for $1,640,000 in September, the highest price among three market-rate sales recorded in Sherborn over the past month, while seven other recorded deeds were nominal-consideration transfers rather than sales.

MARKET OVERVIEW The registry recorded 10 total deed filings in Sherborn between Aug. 28 and Sept. 26, but only three carried a recorded sale price: $730,000, $800,000 and $1,640,000. The median among those three sales is $800,000. The remaining seven entries were nominal-consideration transfers, each for under $10,000, and are not counted in the price range or median. With just three priced sales, the raw count suggests a quiet month for arm's-length transactions, though four of the 10 filings have no price yet on file and could add to the total once recorded.

The second-highest was 2 Abbey Rd Unit 2, which sold for $800,000 on Sept. 25; sellers were Margaret B. Robinson, trustee, and Laurie A. Robinson, trustee, and buyers were Brad Prosek and Lois Pfeister. The third was 11 Curve St, which sold for $730,000 on Sept. 15; sellers were Nellie Binder and Konstantin Gorelik, and the buyer was Sherborn Realty LLC.

NEIGHBORHOOD BREAKDOWN The three priced sales were spread across different streets with no shared-address pattern: Green Lane ($1,640,000), Abbey Road ($800,000) and Curve Street ($730,000). By price tier, one sale fell above $1 million (4 Green Ln) and two fell in the $500,000-to-$1 million range (2 Abbey Rd Unit 2 and 11 Curve St). No sales under $500,000 were recorded with a price in this period.

MARKET NOTES Seven of the 10 deed filings recorded in the period were nominal-consideration transfers rather than market sales, each involving a grantee with a "TR" or "TRUST" designation: 112 Farm Rd, 11 Unity Ln, 10 Great Neck Rd, 34 Brush Hill Rd, 121 Western Ave, 13 Southfield Ln Unit 13, and an unaddressed Sherborn parcel tied to the Carreiro name. Several of these, including the transfers at 11 Unity Ln (Halamka to Halamka), 10 Great Neck Rd (Lincoln to Lincoln), 121 Western Ave (Carter to Carter), 13 Southfield Ln Unit 13 (Ward to Ward) and the Carreiro parcel, show the same surname on both sides of the transaction alongside a trust designation. The 112 Farm Rd and 34 Brush Hill Rd filings also moved into trust-held ownership, though the grantor and grantee names do not share a surname.
