Median Sherborn Sale Price Holds at $800,000 Amid Limited Priced Transactions

SHERBORN -- Three properties changed hands with recorded sale prices during the Sept. 11 to Oct. 10 period, ranging from $730,000 to $980,000, while eight other recorded transfers carried only nominal considerations, a pattern often associated with family or trust transfers.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 11 property transfers in Sherborn during the period. Of those, three carried a disclosed sale price: $730,000, $800,000 and $980,000, for a median of $800,000. The remaining eight transfers recorded nominal considerations of under $10,000 and are not counted toward the price range or median. With only three market-rate sales among 11 total transfers, the period shows limited sales activity by raw count.

TOP SALES The highest-priced sale was 14 Millstone Dr., Unit 14, which sold for $980,000 on Oct. 2. The seller was listed as Li Jun and Hu Yan; the buyers were Mukherjee Shrimoti and Vedam Venkat. The second-highest sale was 2 Abbey Rd., Unit 2, which sold for $800,000 on Sept. 25. The sellers were Margaret B. Robinson, trustee, and Laurie A. Robinson, trustee; the buyers were Brad Prosek and Lois Pfeister. The third sale was 11 Curve St., which sold for $730,000 on Sept. 15. The sellers were Nellie Binder and Konstantin Gorelik; the buyer was Sherborn Realty LLC.

NEIGHBORHOOD BREAKDOWN The three priced sales occurred on three different streets, Millstone Drive, Abbey Road and Curve Street, with no street-level clustering among them. The eight nominal-consideration transfers were similarly spread across eight separate streets: Ivy Lane, Fawn Road, Washington Street, Farm Road, Unity Lane, Great Neck Road, Brush Hill Road and Western Avenue. No street recorded more than one transfer during the period.

MARKET NOTES Two of the three priced sales involved condominium units, as indicated by "Unit" designations in the deed records: 14 Millstone Dr., Unit 14, and 2 Abbey Rd., Unit 2. The third priced sale, 11 Curve St., was a transfer to Sherborn Realty LLC rather than to an individually named buyer. Among the eight nominal-consideration transfers, five show a shared surname or a "TR" trustee designation linking grantor and grantee, consistent with transfers within the same family: 12 Ivy Lane, 7 Fawn Road, 11 Unity Lane, 10 Great Neck Road and 121 Western Avenue. The other three nominal-consideration transfers, at 84 Washington St., 112 Farm Road and 34 Brush Hill Road, do not show matching names between the parties listed in the deed. Bedroom, bathroom and square-footage figures were not available from deed records for any property in this period.
