Reading September Home Sales Span $589,100 To $750,000 Price Range

READING -- Eighteen property transfers were recorded in Reading between Sept. 25 and Oct. 24, but sale prices were available for only three of them as of this writing, a gap typical of the usual lag between recording and the registry's release of consideration figures.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 property transfers in Reading during the period. Of those, three carried a recorded sale price: $589,100, $660,000 and $750,000, giving a price range of $589,100 to $750,000 and a median of $660,000. The remaining 15 transfers show no price yet; that figure is expected to fill in over the coming days as the registry processes consideration data. Based on raw count alone, 18 recorded deeds in a single month is a notable volume of activity, though with price information covering less than a fifth of transactions, it is too early to characterize pricing trends for the period.

TOP SALES The highest-priced recorded sale was 28 Kieran Road, which sold for $750,000 on Sept. 28. The sellers were Frederick Van Magness Jr. and Amy Van Magness; the buyer was Kieran Road LLC. No bed, bath or square-footage data was available. The second-highest recorded sale was 7 Carnation Circle, Unit D, Building 7, which sold for $660,000 on Sept. 25. The seller was Melissa J. Gaines; the buyers were Daniel and Pamela Creamer. The third recorded sale was 15 Willow Street, which sold for $589,100 on Oct. 1. The seller was Revive Commonwealth LLC; the buyer was Envista Home Services Inc. Fifteen additional transfers recorded during the period, including properties on Granger Avenue, Belmont Street, Mineral Street, Barrows Road, Summer Avenue, Fox Run Lane, Lilah Lane, Knollwood Road, Cumberland Road, Pratt Street, Highland Street, Summit Terrace, Summit Avenue and Franklin Street, had no price listed as of this report.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded transfer, with one exception: two condominium units at 4 Summit Terrace (Unit 511) and 4 Summit Avenue (Unit 509), which share a building number, both recorded on Sept. 28. Among the three transactions with known prices, one falls under $600,000 (15 Willow St.), one falls between $600,000 and $700,000 (7 Carnation Circle), and one falls between $700,000 and $800,000 (28 Kieran Road). The other 15 addresses are spread across 14 different streets with no repeats, showing no concentrated geographic pattern this period.

MARKET NOTES Three of the 18 recorded transfers involved condominium units, identifiable by unit designations: 4 Summit Terrace Unit 511, 4 Summit Avenue Unit 509 and 7 Carnation Circle Unit D, Building 7. A majority of this period's recorded deeds, 15 of 18, list matching or closely related names between grantor and grantee, consistent with transfers into family trusts or among family members rather than open-market sales; this is a pattern in the data and not a comment on why any individual transfer occurred.
