Reading sale prices span $280,000 to $2.15 million in latest deed records

READING -- Seventeen properties changed hands in Reading between Sept. 11 and Oct. 10, but fewer than half carried a recorded sale price by the registry's latest data pull, with the available prices ranging from $280,000 to $2,150,000.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Reading during the period. Of those, six carried a recorded consideration amount, ranging from $280,000 to $2,150,000, with a median sale price of $720,000. The remaining 11 transfers show no price yet, which is typical for deed data still working through the registry rather than a sign anyone withheld a figure. Based on raw count alone, 17 transfers in a month is a reasonably active period for a town of Reading's size, though the high share of records without pricing data limits how much can be said about overall market direction this month.

Sinclair. 79 Hancock St. sold for $725,000 on Sept. 18; John Patalano and Kristina M. Patalano sold to Jessica Quinones and Raymond Bernando Quinones II. 57 Augustus Ct. Unit 4006 sold for $715,000 on Sept. 14; Diane M. Uva Giacalone and David M. Uva, as trustees, sold to Grace J. Ferreira Garofano. 1 Charles St. Unit A sold for $625,000 on Sept. 22; Timothy T. Gilligan, as trustee, sold to Pamela Helen Faria.

NEIGHBORHOOD BREAKDOWN Woodward Avenue saw two transfers in the period: 34 Woodward Ave. and 21 Woodward Ave. both changed hands on consecutive days, Sept. 21 and 22, though neither has a recorded price yet. By price tier among the six sales with recorded figures, one sold above $1 million (5 Coolidge Rd. at $2,150,000), four sold between $500,000 and $1 million, and one condo unit, 8 Sanborn St. Unit 3009, sold below $500,000 at $280,000 on Sept. 15, when Tatiana Topala and Denis Gotonoaga sold to Emma E. Goodreau.

MARKET NOTES A notable share of this period's transfers, at least 10 of the 17 records, list grantors and grantees with matching surnames and trust or life-estate language, including transfers at 34 Woodward Ave. and 136 Grove St. (both involving Allen C. Gordon and the Gordon Family Realty Trust), 196 West St. (the Lopes family and West Street Realty Trust), 23 Louanis Dr. (John G. and Carol M. Sano), 18 Intervale Ter.
