Reading home sale prices range widely as September closings top $1 million

READING -- Nineteen properties changed hands in Reading between Sept. 4 and Oct. 3, with recorded prices ranging from $280,000 to $1,175,000 and a median of $800,000 among the nine sales with prices on file so far.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Reading during the period. Of those, nine carried a sale price at the time of this report; the other 10 show price not yet available, which typically means the figure has not yet reached the registry, not that it was withheld. Among the nine priced sales, prices ranged from $280,000 to $1,175,000, with a median of $800,000. A raw count of 19 transfers in a single month is a reasonably active pace for Reading, though with just under half of sales still missing price data, a fuller read on the month will take shape as outstanding figures are recorded.

Linderman sold the property to Brian Hellrigel and Madeline King. 121 Salem St Unit 2 sold for $1,050,000 on Sept. 4. William and Katelyn Sheehan sold the unit to Tanay and Vrutika Patel. 25 Lisa Ln sold for $999,999 on Sept. 9. Ann Quinn and Ann M. Quinn sold the property to Rebecca Lee Doherty and Michael Louis Doherty. 31 Jacob Way Unit 6 sold for $860,000 on Sept. 9. The Yang and Liu Family Trust, with Tao Yang as trustee, sold the unit to Gustavo Vazquez Troncoso and Kristy L. Vazquez. 20 Warren Ave sold for $800,000 on Sept. 9. Brenda I. Woodbury sold the property to Lenka Nicholls.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no single-street cluster emerged. Among the nine sales with recorded prices, one sold under $500,000 (8 Sanborn St Unit 3009, at $280,000); six sold between $500,000 and $1 million (615 Summer Ave, 57 Augustus Ct Unit 4006, 79 Hancock St, 20 Warren Ave, 31 Jacob Way Unit 6 and 25 Lisa Ln); and two sold above $1 million (121 Salem St Unit 2 and 51 Mt Vernon St). The remaining 10 transfers, spread across streets including West Street, South Street, Barrows Road, Prescott Street, Intervale Terrace, Louanis Drive, Abigail Way, John Street and Johnson Woods Drive, do not yet have recorded prices.

MARKET NOTES Five of the 19 recorded transfers were condominium units, at Sanborn Street, Augustus Court, Abigail Way, Jacob Way and Salem Street, with the remainder single-family properties. At least eight of the 19 transfers involved a grantor and grantee sharing the same surname, including deeds moving property into or out of family trusts or life estates on West Street, South Street, Barrows Road, Prescott Street, Intervale Terrace, Louanis Drive, Abigail Way and John Street. These transfers reflect a recorded pattern of within-family and trust transfers common in deed data; the registry record does not indicate the reason behind them.
