Porter Road Sale Pushes Littleton's October Price Range to $6.8 Million

LITTLETON -- A single-family property on Porter Road sold for $6.8 million in October, the highest price among 17 deeds recorded in Littleton over the past month, a transaction that stands apart from the rest of the period's sales, which ranged as low as $540,000.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 17 transactions involving Littleton properties between Sept. 25 and Oct. 24. Of those, eight carried a recorded sale price, ranging from $540,000 to $6,800,000, with a median of $840,000 among the priced sales. The remaining nine entries do not yet show a consideration amount; price not yet available for those transfers. Several of the unpriced transactions appear to be transfers among family members or into trusts, a pattern common in deed data and not indicative of withheld pricing. With price data covering less than half of the recorded deeds, the overall tone of the month's market is difficult to characterize from price alone.

TOP SALES

24 Porter Road sold for $6,800,000 on Oct. 13, by far the largest transaction of the period. The seller was listed as Sajawi Corp and the buyers as Littleton Royce LLC and Littleton Thirty Diamonds LLC.

2 Colburn Lane sold for $1,435,000 on Sept. 30. The seller was T O Dutcher Mason and Building Contractor LLC; the buyers were Sirishadevi Batthula and Vasu B. Dhulipala.

3 Janes Drive sold for $890,000 on Sept. 30. The sellers were listed as the Louis and Michela Glantz Living Trust and Louis S. Glantz, trustee; the buyers were Michael Pizzi and Caleigh Bryson.

4 Meadow Drive sold for $850,000 on Oct. 6. The seller was Wai Lan Cheng; the buyers were Travis M. and Jennifer S. Kellegrew.

2 Town Road sold for $830,000 on Sept. 28. The sellers were listed as Melissa Gilbride and Melissa J. Reinhardt; the buyer was Dianna L. Bento, trustee.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one sale with a disclosed price, so transactions are grouped by price tier. Six of the eight priced sales fell in the $500,000-to-$1 million range: 30 Dahlia Drive ($540,000), 125 New Estate Road ($634,000), 161 Hartwell Avenue ($705,000), 2 Town Road ($830,000), 4 Meadow Drive ($850,000) and 3 Janes Drive ($890,000). Two sales exceeded $1 million: 2 Colburn Lane at $1,435,000 and 24 Porter Road at $6,800,000. No priced sales fell below $500,000 this period.

MARKET NOTES

The 24 Porter Road sale stands out not only for its price but for its buyers, two LLCs, Littleton Royce LLC and Littleton Thirty Diamonds LLC, rather than individual purchasers, distinguishing it from the rest of the month's transactions, which involved individual buyers or family trusts. Beyond that sale, nine of the 17 recorded deeds, including transfers on Tahattawan Road, Adams Street, Powers Road, Grist Mill Road, Lake Drive, Darrell Drive, Matawanakee Trail and Coughlin Road, list sellers and buyers sharing the same surname or trust name, consistent with estate or family trust transfers rather than open-market sales. A 10th unaddressed Littleton parcel transfer, recorded the same day as the 30 Dahlia Drive sale and involving the same buyer and a related seller name, Rainy Day Realty Trust, appears connected to that transaction. No condominium or multi-family transfers were identified among the priced sales; all were listed as single-family property transactions.
