Pepperell home prices hold steady with $587,500 median in latest month

PEPPERELL -- Nineteen properties changed hands in Pepperell between Sept. 25 and Oct. 24, with recorded prices ranging from $335,000 to $1.1 million and a median sale price of $587,500 among the 14 transactions with prices currently on file.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Pepperell during the period. Of those, 14 carry a sale price, ranging from $335,000 to $1,100,000, with a median of $587,500. The remaining five transfers have no price yet available in the registry data, which is typical when records have not fully processed; several of those are trust transfers within the same family rather than third-party sales. A count of 19 recorded transfers over the month is a reasonable volume for the town based on the raw number alone.

TOP SALES The highest-priced transaction was 57 Shattuck St., which sold for $1,100,000 on Sept. 30. William M. Driscoll sold the property to Clifton and Latasha Wilson. At 14 Village Road, Anthony P. and Carolyn B. DiCenzo, as trustees, sold the property for $810,000 on Oct. 15 to John D. Toomey, trustee of the John D. Toomey Revocable Trust. The property at 3 Chamberlain Way sold for $805,000 on Sept. 29; Michael Joseph Dugan and Tami Vo sold to Taylor Ryan and Laurynn Littlefield. At 1 Blue Herons Way, Kenneth and Ashley Lee sold to Dylan Pierpont and Carly Follett for $790,000 on Oct. 13. Rounding out the top five, 73 West St. sold for $700,000 on Oct. 21, with George F. and Deborah E. Cappucci selling to Daniel and Sarah F. Medina. Bed, bath and square-footage figures were not available in the deed data for any of these sales.

NEIGHBORHOOD BREAKDOWN West Street saw the most activity of any single street, with four recorded sales during the period: 113 West St. ($335,000), 75 West St. ($460,000), 46 West St. ($570,000) and 73 West St. ($700,000). Lowell Road had two sales, 142 Lowell Rd. ($428,000) and 78 Lowell Rd. ($502,500). By price tier, three sales closed under $500,000, ten fell between $500,000 and $1 million, and one, 57 Shattuck St., topped $1 million. No other street had more than one recorded transaction in this period.

MARKET NOTES Most transactions in the period were single-family home sales. Two involved condominium units: 38 Tarbell St. Unit 6B and 24 Nashua Rd. Unit 1, the latter selling for $540,000 on Sept. 30 from Ace Your Home Lux LLC to Scott Gagne. Four of the five transfers without a recorded price appear to be trust-related transfers within the same family rather than open-market sales: a Pepperell property moving from Benjamin E. Laramee to the Laramee Realty Trust, 16 Merrimac Drive moving from Steven T. and Christine T. Swartz to the Merrimac Drive Realty Trust, 38 Tarbell St. Unit 6B moving from Carolyn J. Ash to herself as trustee, and 4 Lakin St. moving from Troy and Christine McLean to themselves as trustees. The fifth no-price transfer, 69 Groton St., involved a sale from Ray L. and Fay I. Blood to Sick Boy Homes LLC, a third-party buyer. The 113 West St. sale also involved an estate, with Timothy P. Van Dyck and the estate of William Laverne Crewe Jr. as sellers. Square-footage and price-per-square-foot data were not available for any property in this period.
