Natick's priced home sales hold median of $755,000 in September deeds

NATICK -- A $1,994,900 sale on Beverly Road topped Natick's property transfers recorded between Sept. 18 and Oct. 17, a month that saw 19 deeds filed but a sizable share tied to family and trust transfers rather than open-market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Natick during the period. Nine of those 19 carried a recorded sale price so far, ranging from $319,900 to $1,994,900, with a median of $755,000 among the priced sales. The remaining 10 transfers show no price yet, which is typical when a sale has recently recorded or when the transfer is between family members or into a trust rather than a traditional purchase. With 19 recorded transfers in a four-week span, deed volume for the period was moderate; the data does not support characterizing the pace as especially active or quiet beyond the raw count.

TOP SALES The highest-priced sale was 12 Beverly Road at $1,994,900, transferred from a realty trust under William A. Depietri to Ramanan R. Ramanathan and Vijayalakshmi Ramanan. Second was 11 Fern Street at $1,099,000, sold by the Fern Street Realty Trust (Michael G. Mabardy, trustee) to Lauren Danielle Desoiza. Third was 84 Middlesex Avenue Unit A at $925,000, sold by Lori Liebesman to Benjamin and Natalie Neuwirth. Fourth was 6 Hovey Avenue at $828,000, sold by David S. Landman to Khai Yi Chin and Audrey Wilkes. Rounding out the top five, 2 Dartmouth Street sold for $755,000, with Elizabeth C. Hurley, trustee of the Hurley Revocable Trust, as seller and Nardone Corp. as buyer.

NEIGHBORHOOD BREAKDOWN No street in this period recorded more than one transfer, so sales are grouped by price tier instead. Under $500,000: two sales, a Walden Drive condo unit at $410,000 and an unaddressed Natick parcel sold by Lara Jones for $319,900. Between $500,000 and $1 million: five sales, including Plain Street ($595,000), East Central Street Unit 10 ($670,000), Dartmouth Street ($755,000), Hovey Avenue ($828,000) and Middlesex Avenue Unit A ($925,000). Above $1 million: two sales, Fern Street ($1,099,000) and Beverly Road ($1,994,900). The 10 transfers without a recorded price so far are spread across Oak, Winter, Whittier, River, Eisenhower, Wheeler, Curtis, Thoreau, Speen and Rockland, with no concentration on any single street.

MARKET NOTES Of the 19 recorded transfers, five involved condominium units: Middlesex Avenue Unit A, East Central Street Unit 10, River Street Unit 10, Thoreau Court Unit 19 and Walden Drive Unit 13WD5. The remaining transfers appear to be single-family properties based on address format, though the registry data does not specify property type directly. A notable pattern in the data: nine of the 10 transfers lacking a recorded price show the same family surname on both the grantor and grantee side, consistent with a transfer into a trust or between family members rather than an open-market sale. These include Oak Street, Winter Street, Whittier Road, River Street, Eisenhower Avenue, Wheeler Lane, Curtis Road, Thoreau Court and Speen Street. The one price-pending transfer that does not fit this pattern is 10 Rockland Street, sold by Scott H. Pressler to Catherine Ciccolo and Darren S. Tucker, where a price may still post to the registry. Bed, bath and square-footage figures are not included in deed records and are not reported here.
