Natick Home Prices Push Past $2 Million as September Sales Close

NATICK -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds for Natick between Sept. 4 and Oct. 3, with the priciest sale closing at $2,095,000 on Nokomis Way. Prices on 10 of the 20 recorded deeds were not yet available in registry data, consistent with the typical lag of about a week before a sale price posts.

MARKET OVERVIEW Among the 10 sales with a recorded price, amounts ranged from $675,000 to $2,095,000, with a median sale price of $1,028,650. The raw count of 20 recorded deeds for the period reflects typical turnover for the town; roughly half involved transfers where no price has posted yet, including several that moved property from individual owners into family trusts rather than to a new buyer.

TOP SALES The top sale was 6 Nokomis Way, which sold for $2,095,000 on Sept. 8. Sellers Dayton M. Neill and Emily A. Neill transferred the property to Christopher B. Furcolo and Caitlin M. Furcolo.

17 Upland Rd sold for $1,825,000 on Sept. 9. Upland Road LLC sold to Alexei Goraltchouk and Valeriia Miakushko.

3 Joshua Path sold for $1,670,000 on Sept. 9. Sellers Gregg L. Cohen and Laura H. Cohen transferred the property to Nathan Richard Littlefield and Sara Caplan Eisenberg.

11 River St Unit 1 sold for $1,650,000 on Sept. 15. The VMP Revocable Trust, with Valerie M. Petrucci as trustee, sold to James Dugan.

43 Washington St sold for $1,059,900 on Sept. 4. Sellers David A. Winter and Bryan M. Winter, as trustees, transferred the property to Erik Harris and Ana Victoria Medrano Hernandez.

NEIGHBORHOOD BREAKDOWN One sale topped $2 million: the Nokomis Way transaction. Four sales fell in the $1 million to $2 million range: Upland Road, Joshua Path, River Street and Washington Street. Five recorded sales fell between $500,000 and $1 million: 292 N Main St and 38 Farwell St, both at $675,000; 35 Loker St at $750,000; 14 Oxbow Rd at $873,500; and 61 S Main St at $997,400. No recorded sale in this period fell below $500,000.

MARKET NOTES Nine of the 20 recorded deeds involved a property moving from an individual owner or couple into a trust bearing the same family name, including transfers on Skohegan Way, Squire Court, Eliot Street, Carsha Drive, Oak Street, Stanley Street, Rockland Terrace, Wyndemere Lane and Morningside Avenue. These seven are estate-planning-style transfers rather than open-market sales, and none carried a recorded price. A separate unpriced transfer, listed only as "Natick, MA" without a street address, moved property from an individual seller to an LLC buyer. Deed records also show two condominium unit sales (River Street and Squire Court) and one commercial property transfer: 61 S Main St, which moved from Global Montello Group Corp to Landmark Plaza LLC for $997,400. Beds, baths and square footage are not available from deed records for any of the 20 transactions.
