Mystic Avenue Sale Pushes Medford's High End Sharply Higher

MEDFORD -- A $10.6 million sale on Mystic Avenue anchored a month of 15 recorded property transfers in Medford, dwarfing every other transaction in the registry's latest batch of deeds.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 15 property transfers in Medford between Aug. 28 and Sept. 26. Prices were available for eight of those sales at the time of this report, ranging from $630,000 for a condominium unit on Dudley Street to $10.6 million for the Mystic Avenue property. The median sale price among the eight priced transactions was $1,010,000. The remaining seven sales had no recorded price as of this report; that gap typically closes within about a week as the registry processes the paperwork. Fifteen transfers in a four-week span is a moderate volume for Medford based on the raw count alone, neither notably high nor low.

TOP SALES The month's largest transaction was 367 Mystic Ave, which sold for $10.6 million on Sept. 2. Frank J. Duff II and Deborah Avery, both listed as trustees, sold the property to Mystic Ave LLC. The next-highest sale was 54 South St, Unit 5, which sold for $1,079,000 on Aug. 28; South Street CBC LLC sold the unit to Shivam and Sanam Bhakta. At 6 West St, Majid Dadgar and Michelle Leigh Diblasi paid $1,050,000 on Sept. 2 for a property sold by the Scannelli Family Revocable Living Trust. Jennifer M. Madden and John D. Campbell, both listed as trustees, sold 141 Grant Ave to Grant St MA LLC for $1,030,000 on Aug. 31. Rounding out the top five, Matthew and Kaitlin Holzapfel sold 47 Essex St to Christian and Elsa Zeigler for $990,000 on Aug. 31.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no single-street cluster emerged. Grouped by price tier instead: two sales closed under $700,000, both condominium units, at 16 Dudley St, Unit 2 ($630,000) and 20 Ship Ave, Unit 14 ($675,000). Two more fell between $700,000 and $1 million: 4 Apache Trl ($849,900) and 47 Essex St ($990,000). Three sales landed between $1 million and $1.1 million: 141 Grant Ave, 6 West St and 54 South St, Unit 5. One sale, 367 Mystic Ave at $10.6 million, stood alone well above every other price tier in the dataset.

MARKET NOTES The Mystic Avenue sale was more than nine times the size of the next-highest recorded price, and its buyer, Mystic Ave LLC, and trustee sellers point to a transaction unlike the other, more typical residential sales in this batch. Among the eight priced sales, the property mix included single-family homes, a two-unit sale on Grant Avenue transacted through an LLC buyer, and three condominium units (Dudley Street, Ship Avenue and South Street). At least five of the 15 recorded transfers involved matching or related family surnames between grantor and grantee, including transactions at 11 Coolidge Rd, 29 Lawrence Rd, 102 Park St, 21 Bradshaw St and 43 Spring St. These patterns are consistent with within-family or trust-related transfers rather than open-market sales; the deed data does not indicate the reason for each transfer.
