Million-dollar sales anchor Boxborough's September-October deed activity

BOXBOROUGH -- Nineteen property transfers were recorded at the South Middlesex Registry of Deeds for Boxborough addresses between Sept. 18 and Oct. 17, led by a $1,637,500 sale on Burroughs Road. Ten of the 19 transfers were trust, estate or family-related transactions without a listed sale price.

MARKET OVERVIEW

The registry recorded 19 property transfers in Boxborough during the period. Of those, nine carried a listed sale price, ranging from $180,000 to $1,637,500, with a median of $439,000 among the priced sales. The remaining 10 transfers, more than half of the total, involved transfers into or between trusts, estates or family members and had no sale price listed; per registry practice, those prices may still post to the record in the coming days, or the transfers may not involve a traditional sale. Nineteen recorded transfers is a notable volume for a town of Boxborough's size, though the data alone does not indicate whether that reflects increased activity relative to prior months.

TOP SALES

The highest-priced transaction was 356 Burroughs Rd, which sold for $1,637,500 on Sept. 30. The seller was listed as the Stephen B Quill Irrevocable Trust II and Kathleen P Melia, trustee; the buyers were Darryl Anthony Ibbitson and Alexandra Archibald Hampe.

85 Cedarwood Rd sold for $1,370,000 on Sept. 18. The sellers were Yiling Fang and Yi Ling Fang; the buyers were Alex John Heath Jackson and Paige Newbrough Kirby.

57 Wheeler Dr, Unit 31, sold for $1,200,000 on Sept. 24. The sellers were Mark and Catherine Helman; the buyers were Carol Ann Jansen and Keith Erik Jansen, as trustees.

111 Stow Rd, Unit 2, sold for $490,000 on Oct. 14. The seller was listed as Camy Toth, trustee, and the Portanova Irrevocable Trust; the buyers were Frances A. Miller and Robert H. Miller, as trustees.

58 Macintosh Ln sold for $439,000 on Sept. 25. The seller was Meimei Wen; the buyer was Nancy Keswani.

NEIGHBORHOOD BREAKDOWN

Swanson Road and Swanson Court accounted for four of the period's transfers: 208 Swanson Rd Unit 528 (no price listed, trust transfer), 35 Swanson Ct Unit 16 Bldg D (no price listed, trust transfer), 35 Swanson Ct Unit 34 Bldg D ($180,000), and 220 Swanson Rd Unit 604 ($217,000). Spencer Road also saw two transfers, both involving units at 50 Spencer Rd Unit 18L and 69 Spencer Rd Unit 16 Bldg J, with Rajani Kurachaveti as buyer in each case and no price listed for either.

Among sales with a recorded price, six fell under $500,000: 35 Swanson Ct Unit 34 ($180,000), an unaddressed Boxborough transfer from Lita A. Fitzgibbons to Kristiaan and Justin Lokere ($196,000), 73 Liberty Square Rd Unit 30A ($210,000), 220 Swanson Rd Unit 604 ($217,000), 58 Macintosh Ln ($439,000) and 111 Stow Rd Unit 2 ($490,000). No priced sales fell between $500,000 and $1 million. Three priced sales exceeded $1 million: 57 Wheeler Dr Unit 31 ($1.2 million), 85 Cedarwood Rd ($1.37 million) and 356 Burroughs Rd ($1,637,500).

MARKET NOTES

All 10 of the period's price-pending transfers involved trusts, estates or transactions where the grantor and grantee share a surname, including transfers at 208 Swanson Rd, 411 Whitcomb Rd, 35 Swanson Ct Unit 16, 8 Sholan Cir, 194 Tokatawan Spring Ln, 13 Mayfair Dr, 535 Old Harvard Rd and 177 Summer Rd. Several, including the Allen, Chavez, Drake, Federico, Muttaleb and Stout transfers, moved property from individuals into a trust bearing the same family name. The nine priced sales split between single-family homes (Burroughs Road, Cedarwood Road, Macintosh Lane) and condominium units (Wheeler Drive, Stow Road, Liberty Square Road, Swanson Court, Swanson Road), with the three highest-priced sales all single-family or condo properties above $1 million and the lowest-priced sales concentrated in condominium units along Swanson Road and Court.
