Melrose Median Home Sale Hits $825,000 Amid Wide August Price Range

MELROSE -- Nineteen properties changed hands in Melrose between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $430,000 to $1,215,000, according to deeds recorded at the South Middlesex Registry of Deeds. Eight of those transfers, nearly half the month's total, carried no disclosed sale price because they moved property within families, into trusts, or to limited liability companies rather than to unrelated buyers.

MARKET OVERVIEW Of the 19 recorded transfers, 11 included a disclosed sale price. Among those 11, prices ranged from $430,000 for a condominium unit at 219 Lynn Fells Parkway to $1,215,000 for a single-family home at 32 Sanford St., a spread of nearly $785,000 between the period's lowest and highest sales. The median sale price among the 11 disclosed transactions was $825,000. A recorded volume of 19 deeds in a single month reflects an active pace of property turnover by raw count, but the high share of price-not-disclosed transfers, 42% of all deeds recorded, limits how much of the period's overall dollar volume can be assessed from public records alone.

TOP SALES The highest-priced transaction was 32 Sanford St., which sold for $1,215,000 on Aug. 12. Sellers Stephen T. Hurley and Katherine A. Hurley conveyed the property to Robert L. Hertig and Jillian Hertig. 110 Crescent Ave. sold for $1,110,000 on Aug. 10. Seller Timothy J. Harrington conveyed the property to Crescent Ave LLC. 225 Grove St. sold for $1,000,000 on Aug. 7. Sellers Joseph Paul and Joseph U. Paul conveyed the property to Taylor Waltman and David Waltman. 9 Mendum St. sold for $993,740 on Aug. 7. Sellers Andrew Smeallie and Mariel Smeallie conveyed the property to Andrew Swinney and Margot Hiller. 371 Washington St. sold for $915,000 on Aug. 13. The Sasso Callan Family Living Trust, with Joan Sasso Callan listed as trustee, conveyed the property to Justin Rooney and Caroline Nester Rooney.

NEIGHBORHOOD BREAKDOWN Two of the month's sales were on Mountain Avenue: 28 N. Mountain Ave. sold for $705,000 on Aug. 19, and 5 S. Mountain Ave. sold for $785,000 on Aug. 12. Emerson Street also recorded two transfers, 37 E. Emerson St. and 226 W. Emerson St., though neither listed a disclosed sale price. By price tier among the 11 disclosed sales, three closed at $1 million or above: 32 Sanford St., 110 Crescent Ave. and 225 Grove St. Seven sales fell between $500,000 and $1 million, including properties on Orris Place, Washington Street, South Mountain Avenue, North Mountain Avenue, Ravine Terrace, Mendum Street and an unspecified Melrose address that sold for $700,000. One sale, the condominium unit at 219 Lynn Fells Parkway, closed below $500,000 at $430,000.

MARKET NOTES All eight transfers recorded without a disclosed price were transactions between related parties, into a trust, or to a limited liability company: properties at 214 Foster St., 50 Florence St., 33 Clinton Rd., 226 W. Emerson St., 10 Keniston Rd., 15 Warren St. and 45 Circuit St. moved within families or into family trusts, while 37 E. Emerson St. was conveyed to Edgeguard LLC. That pattern accounted for eight of the month's 19 deeds. The dataset also included at least two condominium unit sales, at 1 Ravine Terrace and 219 Lynn Fells Parkway, alongside single-family home transfers, and two purchases by limited liability companies, at 37 E. Emerson St. and 110 Crescent Ave. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this period.
