MELROSE -- Eighteen property transfers were recorded in Melrose during the past month, led by a $1,515,000 sale, though more than half of this period's deeds still lack a recorded sale price.
MARKET OVERVIEW Eighteen sales were recorded at the South Middlesex Registry of Deeds between Sept. 25 and Oct. 24. Of those, eight carry a recorded sale price so far, ranging from $226,777 to $1,515,000, with a median of $884,500 among the priced sales. The remaining 10 entries show no price yet, which typically reflects the registry's usual lag of about a week rather than any withholding of information. Based on the raw count of 18 recorded deeds, the period reflects a steady pace of transaction activity for Melrose.
TOP SALES The month's highest recorded sale closed for $1,515,000 on Sept. 25; the deed record does not list a street address, and the seller was the Mary E. Crowther Revocable Trust and Maureen E. Rice, trustee, with Jin Xing as buyer. At 250 Tremont St., a property sold for $975,000 on Sept. 30, with Tremont LLC as seller and Prakash Chalise and Sarita Poudel Chalise as buyers. At 64 Cleveland St., a sale closed for $925,000 on Oct. 2, with Otis Street Realty LLC as seller and Yangzom Dolma and Tsering Tashi as buyers. No other street had more than one recorded sale in this period.
