Melrose Disclosed Home Sale Prices Range From $670,000 To $1.17 Million

MELROSE -- Eighteen property deeds were recorded in Melrose between Aug. 14 and Sept. 12, but only six included a disclosed sale price, ranging from $670,000 to $1,170,000, with a median of $765,000 among those six.

MARKET OVERVIEW The registry recorded 18 property transfers in the four-week period. Of those, six carried a disclosed consideration amount, ranging from $670,000 to $1,170,000 with a median sale price of $765,000. The remaining 12 transfers listed no sale price, which is standard for many deed types and does not necessarily indicate a lack of activity. Based on the raw count alone, 18 recorded transfers in four weeks represents a moderate volume of recorded activity for the town, though the high share of undisclosed prices limits how precisely that volume reflects the sales market.

TOP SALES The highest-priced transaction was 25 Cumner Ave., which sold for $1,170,000 on Aug. 31. The sellers were listed as Christine Mara, trustee, and Pamela McHale, trustee; the buyers were Michael Bekkenhuis and William Chleapas. At 29 Park St., the property sold for $922,000 on Aug. 21; the seller was the Christine L. Carr Revocable Trust, with Christine L. Carr as trustee, and the buyers were Lee Koska and Madeline Soule. The home at 2 Orris Pl. sold for $825,000 on Aug. 14; Nicholas B. Martorano sold to Cooper C. and Kelly D. Prescott. At 28 N. Mountain Ave., Lori A. and Russell A. Runge sold to Junheng Tan for $705,000 on Aug. 19. Rounding out the top five, 6 Birch Hill Rd. sold for $690,000 on Aug. 24, with Christopher H. O'Leary selling to Coos Caper LLC.

NEIGHBORHOOD BREAKDOWN Foster Street had two recorded transfers in the period, at 53 E. Foster St. and 214 Foster St., though neither disclosed a sale price. No other street name appeared more than once among the 18 transfers. Among the six disclosed sales, three fell under $750,000: 3 Winter Pl. Unit 3 ($670,000), 6 Birch Hill Rd. ($690,000) and 28 N. Mountain Ave. ($705,000). Two fell in the $750,000-to-$950,000 range: 2 Orris Pl. ($825,000) and 29 Park St. ($922,000). One sale, 25 Cumner Ave. at $1,170,000, exceeded $950,000.

MARKET NOTES Eleven of the 18 recorded transfers moved property between the same individual or family members, typically into a revocable trust or life estate: examples include 314 Swains Pond Ave., 180 Green St. Unit 502, 16 Willow St., 53 E. Foster St., 39 Woodland Ave., 9 Winthrop St., 63 Morgan St., 86 Bancroft Rd., 214 Foster St., and 50 Florence St. None of those 11 transfers included a disclosed sale price. The remaining seven transfers involved a change in ownership between unrelated parties; six of those seven disclosed a price, while the sale of 37 E. Emerson St. to Edgeguard LLC did not. Two transfers involved LLC buyers: Coos Caper LLC at 6 Birch Hill Rd. and Edgeguard LLC at 37 E. Emerson St. Two addresses, 180 Green St. Unit 502 and 3 Winter Pl. Unit 3, were identified as condominium units based on their unit numbers; property type was not specified for the other 16 transfers. One recorded deed, involving seller Mary F. Cusack, did not list a street address.
