Median sale price holds at $317,100 as Shirley records 20 deed transfers

SHIRLEY -- Twenty deeds were recorded in Shirley between Aug. 14 and Sept. 12, with sale prices ranging from $113,000 to $925,000 and a median of $317,100. Six of those sales came from a single new-construction development on Ambrose Way.

MARKET OVERVIEW The registry recorded 20 property transfers in the four-week period, 17 of which disclosed a sale price. Prices ranged from $113,000 to $925,000, with a median sale price of $317,100. Twenty recorded transactions in roughly a month, six of them from one condominium development, points to an active period for recorded transfers in town, based on the raw count alone.

TOP SALES The month's highest recorded sale was $925,000 for a property listed in deed records only as "Shirley, MA," with no street address disclosed; the seller was Maria D. Goncalves and Maria Assuncao Goncalves, as trustees, and the buyer was Crescent Street LLC. Second was 16 Windsor Rd. at $735,000, sold by Chandra and Tejovathi Pratapagiri to Ivy A. Osei. Third was 3 Catacunemaug Rd. at $689,900, sold by Marissa Leigh Felix (also known as Bunnewith) to Martin M. Kimeria. Fourth was 111 Lawton Rd. at $625,000, sold by Matthew R. Sabourin and Sarah K. Sawyer to James D. and Michelle A. Tompkins. Fifth was 2 Kelsey Ln. at $620,000, sold by Richard F. Caires Jr. and Linda E. Caires to Adam Gentile.

NEIGHBORHOOD BREAKDOWN Ambrose Way saw the heaviest activity of any street, with six condominium units (Nos. 30, 32, 34, 36, 41 and 43) sold by Shirley Station Development Inc. at prices ranging from $282,800 to $317,100. Longley Road had two sales: 43 Longley Rd. for $215,000 and 68 Longley Rd. for $200,000. By price tier, 11 of the 17 disclosed-price sales were under $500,000, six fell between $500,000 and $1 million, and none exceeded $1 million. Three sales did not disclose a price.

MARKET NOTES The month's sales mixed condominium units with single-family properties; all six Ambrose Way transactions were condo units sold by the same developer, Shirley Station Development Inc. Several transfers appear to be intra-family or trust-related rather than open-market sales: 34 Garrison Rd. moved from Brad G. and Katherine E. Pulvermacher to themselves as trustees; 1 South St. moved from Lisa S. Marino to the Marino Investment Trust; 30 Lancaster Rd. moved from Carolyn A. Hopf to Christopher M. Hopf and a life estate for Carolyn A. Hopf; and 68 Longley Rd. sold from the Longley Realty Trust. No square footage or bedroom/bathroom data was available in deed records for any property.
