Medford's Priced Home Sales Climb to $1.1 Million High in October

MEDFORD -- Fifteen property transfers were recorded at the South Middlesex Registry of Deeds for Medford between Sept. 25 and Oct. 24, but only four carried sale prices, with a single-family home on Tyler Avenue fetching $1,145,000 to lead the period.

MARKET OVERVIEW Of the 15 recorded deeds, four included a sale price, ranging from $385,000 to $1,145,000. The median among those four priced sales was $852,500. The remaining 11 transfers had no price yet on file with the registry; those prices typically post within about a week. Based on the four priced transactions, the raw sales volume for the period appears limited, though the broader deed count of 15 reflects a mix of market sales and non-sale transfers.

TOP SALES 46 Tyler Ave sold for $1,145,000 on Oct. 1. The seller was listed as Theresa Leo, trustee of a revocable trust; the buyers were Thomas Lane Moon and Luke Reynolds. 22 Gleason St sold for $990,000 on Sept. 30. Sellers Donald S. Vigorito and Stephen R. Vigorito transferred the property to buyers Ryan T. Antolick and Rachel K. Sinclair. 525 Winthrop St sold for $715,000 on Sept. 25. Sellers Methee Ruetaichetcharoen and Malinee Kanjanamakanon transferred the property to buyers Orivaldo Pires and Denise Pires. 21 Bradlee Rd, Unit 54, sold for $385,000 on Sept. 28. Sellers Charles Bennett and Nicole Ivins transferred the condominium unit to buyer Barbara Pennucci. Beds, baths and square footage were not available in the deed data for any of the above properties.

NEIGHBORHOOD BREAKDOWN No street had more than one sale with a recorded price during the period. By price tier: one sale fell under $500,000 (21 Bradlee Rd, Unit 54, at $385,000); two sales fell in the $500,000 to $1 million range (525 Winthrop St at $715,000 and 22 Gleason St at $990,000); and one sale exceeded $1 million (46 Tyler Ave at $1,145,000). Separately, two units at 2204 Mystic Valley Parkway (Units 1 and 2) changed hands on the same day, Sept. 28, both transferred from Robert and Sherrill Cook to a Cook family trust; neither carried a recorded price.

MARKET NOTES Of the 15 recorded deeds, 11 involved transfers between parties sharing a last name, into or out of a trust, or both, including properties on Clematis Road, Bradshaw Street, High Street, Almont Street, Wood Road, Gibson Street, Ship Avenue and Spring Street, as well as the two Mystic Valley Parkway units and a property with no listed address. None of those 11 transfers carried a recorded sale price. The four transfers with recorded prices involved sellers and buyers with no shared surname, consistent with open-market sales. Property types among the priced sales included single-family homes (Tyler Avenue, Gleason Street, Winthrop Street) and one condominium unit (Bradlee Road).
