Medford's Median Sale Price Tops $1 Million on Ten Priced Deeds in September

MEDFORD -- Seventeen properties were recorded as sold in Medford over the four weeks ending Oct. 3, led by a $1.65 million sale on Myrtle Street, with the median price among sales showing a figure so far reaching $1,029,995.

MARKET OVERVIEW

Seventeen properties were recorded as sold in Medford between Sept. 4 and Oct. 3. Of those, 10 had a sale price on record at the time this report was compiled; the remaining seven are deeds for which a price is not yet available, which is typical and usually appears in registry records within about a week. Among the 10 priced sales, amounts ranged from $574,000 to $1,650,000, with a median of $1,029,995. Judging by the raw count alone, 17 recorded transactions over a four-week span represents a moderate volume of activity for Medford; no statewide or historical comparison is available in this data to characterize the period further.

TOP SALES

The month's highest-priced transaction was 58 Myrtle St., which sold for $1,650,000. The seller was listed as Bartlett Development LLC and the buyers as Diana Balluku and Enis Llagami. At 20 Hillside Ave., the property sold for $1,590,000; the sellers were William J. McDonough Jr., trustee, and the Mortimer Leo Realty Trust, and the buyer was Atsuko Polzin. A sale at 29 Linden St. closed at $1,300,000, with Casa Do Benfica Da Nova Inglaterra Inc. as seller and Wilder Legacy Properties LLC as buyer. At 41 Kilgore Ave., the sale price was $1,285,000; sellers Jonathan C. and Kathryn B. Frederick sold to Brian Cain Galan and Ricardo Rafael Gerardo Galan. Rounding out the top five, 42 Bower St., Unit 1, sold for $1,060,000, with Bower LLC as seller and Raja Sambasivan as buyer. Bed, bath and square footage figures were not available from the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN

No two recorded sales this period shared a street name, so the clearest pattern is by price tier. Five of the 10 priced sales fell between $500,000 and $1 million: 14 Holton St., Unit 3 ($574,000), 44 Jerome St. ($650,000), 15 Murray Hill Rd. ($745,000), a Medford property listed without a street address ($810,000), and 288 Main St. ($999,990). Three sales fell between $1 million and $1.5 million: 42 Bower St., Unit 1 ($1,060,000), 41 Kilgore Ave. ($1,285,000) and 29 Linden St. ($1,300,000). Two sales exceeded $1.5 million: 20 Hillside Ave. ($1,590,000) and 58 Myrtle St. ($1,650,000). The seven sales with price not yet available are spread across Wilson Street, Ramshead Road, High Street, Wyman Street, Grove Street, Almont Street and Boston Avenue, with no street overlap among them.

Three of the 17 recorded transfers involved condominium units: 14 Holton St., Unit 3; 42 Bower St., Unit 1; and 616 Boston Ave., Unit 2C. Of those, two have recorded prices, $574,000 and $1,060,000, respectively. The seven sales without a recorded price so far share a common feature: in each, the grantor and grantee share the same or a related surname, consistent with transfers into family or personal trusts. Among the priced sales, sellers included at least three corporate or LLC entities rather than individual owners: Bartlett Development LLC at 58 Myrtle St., Casa Do Benfica Da Nova Inglaterra Inc. at 29 Linden St., and Bower LLC at 42 Bower St. No square footage data was available in the deed records, so no price-per-square-foot comparisons could be made.
