MEDFORD -- Fifteen property transfers were recorded in Medford between Sept. 11 and Oct. 10, but only five carried a sale price at the time of reporting, with the top transaction reaching $1.59 million on Hillside Avenue.

MARKET OVERVIEW The Medford registry recorded 15 transfers during the period. Of those, five included a sale price, ranging from $369,900 to $1,590,000, with a median of $912,000. The remaining 10 transfers had no price yet available in the data; most of those appear to be transfers of property into a family trust or between members of the same family rather than open-market sales, which may explain the absence of a recorded consideration. Fifteen recorded transfers in a single month is a moderate volume for one community, though with two-thirds of the entries lacking price data so far, a fuller picture of the month's market will take shape as remaining considerations are recorded.

TOP SALES The month's highest-priced sale was 20 Hillside Ave, which sold for $1,590,000 on Sept. 11. The seller was listed as William J. McDonough Jr., trustee, and the Mortimer Leo Realty Trust; the buyer was Atsuko Polzin.

At 288 Main St, Patrizia Diramio bought the property for $999,990 on Sept. 11 from Rina L. Zappala and the Diramio Trust.

15 Greenleaf Ave sold for $912,000 on Sept. 15. The sellers were Alice N. Moses and Andrew L. McPhee, both as trustees; the buyers were Savannah Bosse and David Blass.

93 Elm St sold for $735,000 on Sept. 15. Sellers Eileen C. Schultz and Wayne A. Schultz transferred the property to Michael Brooks and Christine Paige Brooks.

50 Water St Unit 17 sold for $369,900 on Sept. 16. Sellers Oliver W. Hayes Jr. and Paula L. Hayes, both as trustees, sold the condominium unit to Marinela Kirilova.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name, so no street-level clustering emerged. By price tier among the five transactions with recorded prices: one sale was under $500,000 (the Water Street condominium unit), three fell between $500,000 and $1 million (Elm Street, Greenleaf Avenue and Main Street), and one exceeded $1 million (Hillside Avenue). The 10 sales without recorded prices were spread across Allston Street, Bow Street, Frye Road, Brookings Street, Burget Avenue, Guild Street, Haines Street, Middlesex Avenue, Foss Street and one Medford address without a street number listed.

MARKET NOTES Of the 15 recorded transfers, eight involved a property moving from an individual or couple into a trust bearing the same family name, or between family members, including deeds on Allston Street, Bow Street, Brookings Street, Burget Avenue, Guild Street, Haines Street and Foss Street, plus the unaddressed Medford entry. These family and trust transfers make up more than half of the month's recorded activity and are a likely reason so many entries lack a sale price. One transfer, at 320 Middlesex Ave Unit A402, involved Foreclosed Property Opportunity Fund LLC as the buyer. The property mix included at least two condominium units, at 50 Water St and 320 Middlesex Ave, among the single-address transfers recorded elsewhere in the city. Bed, bath and square-footage figures were not available in the deed data for any of the 15 transfers.
