Maynard sale prices span $250,000 to $844,000 in latest deed records

MAYNARD -- Seventeen property transfers were recorded at the South Middlesex Registry of Deeds for Maynard addresses between September 4 and October 3, with sale prices ranging from $250,000 to $844,000 among the nine transactions that have a recorded price so far.

MARKET OVERVIEW

The registry recorded 17 deed transfers in the four-week period. Of those, nine carried a sale price at the time of this report; the remaining eight show price not yet available, which is typical as pricing data can take about a week to post after recording. Among the nine priced sales, the median was $525,000, with a low of $250,000 and a high of $844,000. Seventeen recorded deeds in a single month is a notable volume of activity for a town of Maynard's size, based on the raw count alone, though more than a third of those transfers appear to be trust, estate or family transfers rather than open-market sales.

The month's highest-priced transaction was 15 Marks Way, which sold for $844,000 on September 16. The seller was JMF Realty LLC and the buyers were Wesley Ho and Karen Wong. At 25 Mockingbird Lane, the property sold for $720,000 on September 23; sellers John R. Panetta and Cynthia A. Panetta sold to buyers Declan Brett Hardy and Nicole Ferretti. 12 Summer Hill Road sold for $685,000 on September 30, with sellers Michele A. Debiasse and Freelon Morris IV transferring the property to buyers John and Mary Tegan. 15 Dana Road sold for $575,000 on September 23; the sellers were Virginia Gordon and the estate of Marion Noreen Hickman, and the buyer was Noah Vawter. Rounding out the top five, 15 Elm Court sold for $525,000 on September 18, with sellers Ereck and Casey Sullivan selling to buyer Marcilio Ferreira Dos Rei.
