MAYNARD -- Seventeen property transfers were recorded in Maynard between Sept. 11 and Oct. 10, with sale prices ranging from $250,000 to $844,000 among the nine transactions where a price has been recorded so far.

MARKET OVERVIEW The registry recorded 17 deed transfers in the period, a relatively active count for a single month in a small town. Only nine of those 17 carry a recorded sale price at this writing; the remaining eight show "price not yet available," which is normal for recently filed deeds and typically reflects a lag in the registry's data rather than any withholding by the parties. Among the nine priced sales, the price range ran from $250,000 to $844,000, with a median sale price of $575,000.

TOP SALES The month's highest-priced transaction was 15 Marks Way, which sold for $844,000 on Sept. 16. The seller was JMF Realty LLC; the buyers were Wesley Ho and Karen Wong. The second-highest sale was 25 Mockingbird Lane at $720,000 on Sept. 23, sold by John R. and Cynthia A. Panetta to Declan Brett Hardy and Nicole Ferretti. Third was 12 Summer Hill Road at $685,000 on Sept. 30, sold by Michele A. DeBiasse and Freelon Morris IV to John and Mary Tegan. Two properties tied for the next-highest price at $575,000: 49 Butler Avenue, sold Sept. 30 by Siobhan and Jonathan Smith to Christopher Tobin and Nyima Smith, and 15 Dana Road, sold Sept. 23 by Virginia Gordon and the estate of Marion Noreen Hickman to Noah Vawter.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale in this period, so no single-street pattern stands out. By price tier among the nine sales with recorded prices: two sold under $500,000 ($480,000 on an unspecified Maynard address and $250,000 at 62 Waltham Street); the remaining seven fell between $500,000 and $1 million, topping out at $844,000. No sale in the period reached $1 million.

MARKET NOTES Eight of the 17 recorded transfers have no sale price yet available. Of those, six appear to be transfers within the same family or into a trust rather than open-market sales to a new owner: 27 Lewis Street (Lawrence and Laurence Rosenwald to Cynthia L. Schwan and Lawrence Rosenwald as trustee), 34 Lincoln Street (Richard M. Maida to a nominee trust with himself as trustee), 4 Assabet Street (William J. Moretti Jr. and Susan C. Moretti to themselves as trustees), 3 Warren Street (Harold F. Hatch Jr. to himself as trustee of the Warren Street Realty Trust), 24 Walcott Street (James F. Albertelli to himself as trustee of his own revocable trust), and 1 Woodbine Terrace (Jason S. Brown and the estate of Earl S. Brown Jr. to Jason S. Brown as trustee of a testamentary trust). These are noted as a pattern in the data, not as a reflection of market activity. The other two unpriced transfers, 3 Walker Street and 129 Acton Street Unit 13, involve new buyer names and may represent conventional sales once the price is recorded. The sale at 62 Waltham Street, $250,000, was the only transaction involving an institutional seller, the Italian Social Club of Maynard, with the buyer identified as Shaikh and Ahmed Building Co LLC. The 129 Acton Street sale is the only condominium unit identified among the period's transfers; the rest are single-family addresses based on the deed records. No bedroom, bathroom or square-footage data was available for any property in this data set, so no price-per-square-foot comparison could be made.
