Maynard median sale price holds at $550,000 amid wave of trust transfers

MAYNARD -- Sixteen property transfers were recorded at the South Middlesex Registry of Deeds for Maynard addresses between Sept. 18 and Oct. 17, with sale prices so far available for eight of those transactions.

MARKET OVERVIEW Of the 16 recorded deeds, eight carry a sale price in the registry data as of this writing; the remaining eight show no price yet, which typically appears within about a week of recording. Among the eight priced sales, prices ranged from $250,000 to $720,000, with a median of $550,000. A count of 16 recorded deeds in a single month is a notable volume figure on its own, though with half the prices still pending, a fuller picture of the period's pricing will take shape as outstanding figures post.

TOP SALES 25 Mockingbird Lane sold for $720,000 on Sept. 23. John R. Panetta and Cynthia A. Panetta sold the property to Declan Brett Hardy and Nicole Ferretti. 12 Summer Hill Road sold for $685,000 on Sept. 30. Sellers Michele A. Debiasse and Freelon Morris IV transferred the property to John and Mary Tegan. 49 Butler Avenue and 15 Dana Road each sold for $575,000. The Butler Avenue sale, recorded Sept. 30, saw Siobhan and Jonathan Smith sell to Christopher Tobin and Nyima Smith. The Dana Road sale, recorded Sept. 23, saw Virginia Gordon and the estate of Marion Noreen Hickman sell to Noah Vawter. 15 Elm Court sold for $525,000 on Sept. 18. Ereck and Casey Sullivan sold the property to Marcilio Ferreira Dos Rei.

NEIGHBORHOOD BREAKDOWN No street in the period had more than one recorded sale, so transactions are grouped by price tier instead. Under $500,000: one sale, 62 Waltham Street at $250,000, sold by the Italian Social Club of Maynard to Shaikh and Ahmed Building Co LLC. Between $500,000 and $1 million: seven sales, including 10 Everett Street ($500,000), 20 Prospect Street ($510,000), 15 Elm Court ($525,000), 49 Butler Avenue and 15 Dana Road (both $575,000), 12 Summer Hill Road ($685,000) and 25 Mockingbird Lane ($720,000). No sales in the period topped $1 million.

MARKET NOTES Eight of the 16 recorded transfers list no sale price yet, a share consistent with normal registry reporting lag rather than any pattern among buyers or sellers. Several of the unpriced transfers appear to be transactions within the same family or into a trust: 27 Lewis Street (Rosenwald family to a trust including Lawrence Rosenwald), 34 Lincoln Street (Richard M. Maida to a nominee trust in his own name), 4 Assabet Street (William J. Moretti Jr. and Susan C. Moretti to a trust in their own names), 3 Warren Street (Harold F. Hatch Jr. to a trust including his name) and 24 Walcott Street (James F. Albertelli to his own revocable trust). The period's property mix includes at least one condominium unit, 129 Acton Street Unit 13, and one sale involving an institutional seller, the Italian Social Club of Maynard, which recorded the period's lowest price at $250,000. Beds, baths and square footage are not available from deed records for any of the listed sales.
