Malden Sale Prices Range From $580,000 To $1.45 Million In September

MALDEN -- Sixteen property transfers were recorded in Malden over the past month, but only half carried a sale price in the data reviewed, with figures ranging from $580,000 to $1.45 million.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 Malden property transfers between Sept. 11 and Oct. 10. Eight of those transfers included a sale price, ranging from $580,000 to $1,450,600, with a median of $904,500. The other eight transfers had no price listed in the data; seven of those involve a trust, life estate, or family-member transfer rather than a sale between unrelated parties, which may explain why a dollar figure was not part of the recorded filing. Sixteen recorded transfers in a four-week window is a moderate pace for the city based on the count alone, though with half of those being non-arm's-length filings, the figure overstates the number of open-market sales.

TOP SALES The largest recorded sale was 21 Medford St., which sold for $1,450,600. The seller was First Property LLC and the buyer was SVK Holdings LLC. Next was 29 Wyoming Ave., which sold for $1,100,000; the sellers were Jieping Mei and Steve Mei, and the buyers were Hui Di Chen and Stephanie Lin Chen. At 81 Cross St., the sale price was $925,000; the seller was Antonio C. Garcia and the buyer was Jenise Warner. A $919,000 sale was recorded without a specific street address in the available data; the seller was John Nguyen and the buyers were Siyi Lin and Jiaming Lin. Rounding out the top five, 82 West St. sold for $890,000, with sellers Joao Defreitas and Oziel Dasilva and buyers Ting Hao Zheng and Nicole Lannett Brocious.
