Malden Home Sales Hold Near $750,000 Median Despite Wide Price Swings
MALDEN -- Nineteen property transfers were recorded in Malden between Aug. 21 and Sept. 19, led by a $1,640,000 sale on Sharon Street, while seven deeds in the period still await recorded sale prices.
MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 Malden property transfers in the period. Of those, 12 carry a recorded sale price, ranging from $125,658 to $1,640,000, with a median sale price of $748,750. The remaining seven show no price yet, which typically appears in registry data within about a week of recording. Based on the raw count alone, 19 recorded deeds over a four-week span represents a moderate, unremarkable pace of turnover, neither unusually high nor low.
TOP SALES The period's highest-priced transaction was 52 Sharon St., which sold for $1,640,000 on Aug. 26. The seller was Eliot Community Human Services Inc. and the buyer was Sharon Street LLC. At 241 Lebanon St., Olivia Umana and Benjamin Umana bought the property for $1,250,000 on Aug. 31 from Molinas Distribution LLC. Andrew Pace sold 104 Granville Ave. for $1,150,000 on Aug. 31 to Krista Noelle Fincke and Nicholas Egner Ellis. At 42 Jennifer Ln., Ghanashyam Raila and Chandra Raila purchased the property for $1,075,000 on Aug. 24 from Silvano and Adriana Nascimento. Rounding out the top five, 32 Myrtle St. sold for $890,000 on Aug. 28; the seller was the Manion Family Revocable Trust, with Robert J. Manion as trustee, and the buyer was Betselot Beyene.
NEIGHBORHOOD BREAKDOWN Two streets each recorded two sales in the period. Myrtle Street saw the widest spread of any street: 59 Myrtle St. sold for $125,658 while 32 Myrtle St. sold for $890,000. Lebanon Street also had two sales, with 241 Lebanon St. at $1,250,000 and 367 Lebanon St. at $153,341. By price tier among the 12 recorded sales: three sold under $500,000 (33 Fleming Rd. at $240,000, 367 Lebanon St. at $153,341, and 59 Myrtle St. at $125,658); five sold between $500,000 and $1 million (93 Judson St. at $570,000, 16 Floral Ave. at $630,000, 26 Seery St. at $710,000, an unlisted Malden address at $787,500, and 32 Myrtle St. at $890,000); and four sold above $1 million (42 Jennifer Ln., 104 Granville Ave., 241 Lebanon St. and 52 Sharon St.).
MARKET NOTES Seven of the 19 recorded deeds show no sale price yet, and several of those involve transfers within the same family rather than open-market sales: 95 Bell Rock St., 31 Mt Vernon Pk., 127 Hawthorne St. and 17 Seaview Ave. each moved from individual owners into a trust bearing the same family name, and 81 Olive Ave. transferred among Willett family members. Limited liability companies appeared as either buyer or seller in seven of the 19 transactions, including Centura Bay LLC, Molinas Distribution LLC, Lebanon LLC, DKMB LLC, Myrtle LLC, Sharon Street LLC and WJK Kimball Street LLC, spanning both the lowest and highest price points recorded in the period.
