Malden Home Prices Span $125,658 to $1.25 Million With Median at $567,500

MALDEN -- Malden recorded 18 property transfers between Aug. 28 and Sept. 26, led by a $1.25 million sale on Lebanon Street, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW The registry recorded 18 Malden property transfers during the period, and 12 of them included a sale price by the time of this report. Prices on those 12 ranged from $125,658 to $1,250,000, with a median of $567,500. The remaining six transfers, several of them moving property into family trusts, list price not yet available, which is normal for recently recorded deeds and does not indicate the price was withheld. With a third of the month's deeds still awaiting price data, the raw count of 18 transfers reflects an ordinary volume of activity for Malden rather than a period that stands out as unusually active or quiet.

TOP SALES The period's highest-priced sale was 241 Lebanon St, which sold for $1,250,000 on Aug. 31. Molinas Distribution LLC sold the property to Olivia Umana and Benjamin Umana. The second-highest sale was 104 Granville Ave, which sold for $1,150,000 on Aug. 31, with Andrew Pace selling to Krista Noelle Fincke and Nicholas Egner Ellis. At 32 Myrtle St, the Manion Family Revocable Trust, with Robert J. Manion as trustee, sold the property to Betselot Beyene for $890,000 on Aug. 28. Dana H. and Alicia T. Seaver sold 26 Seery St to Catherine Worrall for $710,000 the same day. Rounding out the top five, 12 Mount Washington Ave sold for $665,000 on Sept. 1, with Carolyn M. Creemers and Luke M. Rafferty selling to Ashton Schlundt and Vivian Schmidt.

NEIGHBORHOOD BREAKDOWN Lebanon Street had two recorded sales in the period: 241 Lebanon St, the month's top sale at $1,250,000, and 367 Lebanon St, which sold the same day, Aug. 31, for $153,341 in a transfer between two LLCs. Myrtle Street also saw two sales with a wide price spread: 32 Myrtle St sold for $890,000 while 59 Myrtle St, sold from Myrtle LLC to an individual buyer, went for $125,658, the lowest recorded price of the period. By price tier among the 12 priced sales, two topped $1 million (241 Lebanon St and 104 Granville Ave), six sold between $500,000 and $1 million, and four sold below $500,000. Separately, Edmer R. and Maria E. Izaguirre transferred two properties, 29 Lawrence St and 142 Franklin St, into separate living trusts bearing each street's name on Sept. 1; neither deed lists a sale price.

MARKET NOTES Six of the 18 transfers moved property from individual owners into trusts held by those same individuals as trustees, including 15 Norwood St, 31 Princeton Rd, 26 First St, 29 Lawrence St, 142 Franklin St and one Malden property listed without a street address. None of those six list a sale price, a pattern consistent with estate or trust planning rather than open-market sales. One condominium sale was recorded in the period: 146 Clifton St Unit 4, which sold for $415,000 on Sept. 3. The period's two lowest recorded prices, 367 Lebanon St at $153,341 and 59 Myrtle St at $125,658, both involved LLC sellers. Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
