Malden Home Prices Range From $335,000 To $1.075 Million In August Sales

MALDEN -- Seventeen property transfers were recorded in Malden between Aug. 14 and Sept. 12, but only five carried a disclosed sale price, ranging from $335,000 to $1,075,000. The recorded activity included a wave of transfers moving property from individual owners into family trusts.

MARKET OVERVIEW The registry recorded 17 transactions during the four-week period. Among the five sales with a disclosed price, prices ranged from $335,000 to $1,075,000, with a median of $475,000. The remaining 12 transfers, 71 percent of the total, listed no consideration amount, which is common for deed records and does not necessarily indicate a below-market or no-cost transaction. Because disclosed pricing covers less than a third of recorded transfers, the raw count of 17 shows a period of steady recording activity, but the limited price data makes it difficult to characterize the broader market from this dataset alone.

TOP SALES The highest-priced recorded sale was 42 Jennifer Lane, which sold for $1,075,000 on Aug. 24. Sellers Silvano and Adriana Nascimento transferred the property to Ghanashyam and Chandra Raila. At 16 Floral Avenue, sellers Marybeth Randall and Jefffery W. Ventola sold to Wilfredo A. Ramos for $630,000 on Aug. 21. At 35 Mt. Washington Avenue, sellers Robert C. LeBlanc and the estate of Prudence A. Muollo sold to Liam Delaney for $475,000 on Aug. 18. A condominium at 146 Clifton Street, Unit 6, sold for $400,000 on Aug. 18, with Ellen E. Caruso selling to Shian Huey Chiang and Koming Yeh. A condominium at 141 Pierce Street, Unit 12, sold for $335,000 on Aug. 17, with sellers Mohsen Sarikhani and Aida Jameei transferring to Robert Sitakange.

NEIGHBORHOOD BREAKDOWN No street in the dataset recorded more than one sale, so no street-level cluster emerged. By price tier among the five disclosed sales: three fell under $500,000 (35 Mt. Washington Avenue, 146 Clifton Street Unit 6, and 141 Pierce Street Unit 12), one fell between $500,000 and $1 million (16 Floral Avenue), and one exceeded $1 million (42 Jennifer Lane). The remaining 12 transfers, spanning addresses including Kimball Street, Mt. Vernon Park, and the Malden parcel transferred to the Ashland Street Irrevocable Trust. Two more undisclosed-price transfers, at 70 Kimball Street and 30 Baldwin Street, went to limited liability companies, WJK Kimball Street LLC and Blackforge LLC, respectively. By contrast, all five transfers with a disclosed price were between unrelated buyers and sellers, suggesting that arm's-length sales in this dataset were more likely to report a price than intra-family or entity transfers. Two of the disclosed sales, at 146 Clifton Street and 141 Pierce Street, were condominium units identified by unit number; bedroom, bathroom, and square-footage figures were not available in the deed data for any transaction.
