Hudson Sales Split Sharply Between Sub-$500K Homes And Single $2.7 Million Estate

HUDSON -- A Main Street property sold for $2.7 million last month, more than four times Hudson's median sale price, in a period that saw 18 recorded property transfers, nearly half of them family trust transfers rather than open-market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 property transfers in Hudson between Aug. 14 and Sept. 12. Ten of those transactions disclosed a sale price, ranging from $320,000 to $2.7 million, with a median of $594,500. The other eight transfers moved property into family trusts or between family members and did not carry a disclosed price. That mix, with nearly half the recorded deeds price-not-disclosed, limits what the raw count of 18 can say about market conditions on its own.

TOP SALES The period's highest-priced sale was 561 Main St., which sold for $2.7 million on Sept. 1. Seller Main St Best LLC transferred the property to buyer Main LLC.

12 Forbes Rd. sold for $980,000 on Aug. 24. Sellers Christy M. Allison and Scott C. Allison sold to buyers Ian P. Humphrey and Catherine H. Humphrey.

29 Grove St., Unit 29B, sold for $840,000 on Aug. 26. Sellers Dilip Kumar Challa and Sai Hymavathi Majeti sold to buyer Linda V. Campelia.

55 Priest St. sold for $655,000 on Aug. 14. Sellers Stephanie Horton and Warren MacPhail sold to buyers Nicholas Boudreau and Katelyn Boudreau.

117 River St. sold for $630,000 on Aug. 28. Seller Peter F. Iacobucci sold to buyers Gemaers Dorvil and Jordan Dorvil.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale in the period, so figures are broken down by price tier instead. Three of the 10 disclosed sales fell under $500,000: 257 Central St. ($320,000), a Hudson property recorded without a listed street address ($375,000), and 2 Woodrow St. ($400,000). Six sales fell between $500,000 and $1 million: 161 Broad St., Unit 2 ($549,900); 85 Tower St. ($559,000); 117 River St. ($630,000); 55 Priest St. ($655,000); 29 Grove St., Unit 29B ($840,000); and 12 Forbes Rd. ($980,000). One sale, 561 Main St. at $2.7 million, topped $1 million.

MARKET NOTES Eight of the 18 recorded transfers, nearly half, moved property into a family trust or between members of the same family, with no price disclosed for any of them. Streets affected include Causeway, Emerson, Cottage, Washington, Wildflower Path, Richard, Martin and Gates. One sale, 257 Central St., involved an estate: sellers Ralph J. Caputo Est. and Christopher Caputo sold to buyers Michael J. Oneil Tr. and L and M Realty Trust for $320,000, the period's lowest disclosed price. Condominium units accounted for at least four of the 18 recorded transfers: 161 Broad St., Unit 2, and 29 Grove St., Unit 29B, both with disclosed prices, plus 48 Washington St., Unit 15, and 22 Wildflower Path, Unit 22, both undisclosed family trust transfers. Bedroom, bathroom and square-footage figures were not available from deed records for any property in this period.
