Hudson Home Sale Prices Range Widely After $6.3 Million September Transaction

HUDSON -- A $6.27 million sale on Cabot Road anchored a month of 18 recorded property transfers in Hudson, with prices among the ten deeds reporting a sale price so far ranging from $445,000 to $6,270,000 and a median of $651,500.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Hudson between Sept. 4 and Oct. 3. Ten of those have a recorded sale price, ranging from $445,000 to $6,270,000, with a median of $651,500. The remaining eight transfers have no price on file yet; sale prices typically appear in registry records within about a week of recording, and seven of the eight pending-price transfers in this batch were transfers of property into family trusts rather than open-market sales. At 18 recorded transfers over the four-week period, Hudson's deed activity ran at roughly four to five transfers per week; the dataset does not include prior-month figures for comparison.

TOP SALES

The month's largest transaction was 4 Cabot Rd., which sold for $6,270,000 on Sept. 17. The sellers were David M. Lundberg, trustee, and the Bandzul Realty Trust; the buyer was Reclamation Fox Cabot Propco LLC. It was the only sale recorded above $1 million. At 60 Murphy Rd., the Stephen A. Matheson Revocable Trust sold the property to Christopher C. and Bianca Andrianopoulos for $850,000 on Sept. 18. At 65 Bennett St., Joseph M. Motillo sold to Michael Reilly and Karen Galvin Reilly for $748,000 on Sept. 15. At 3 Avon Dr., James E. Tolan Jr. and Joy C. Tolan sold to Jesse Tolan and Rachel Gaffney for $680,000 on Sept. 18. At 37 Vinal St., Rosalia D. Mullane (also recorded as Fariolen) sold to Dustin J. and Christina E. Thomas for $675,000 on Sept. 9.

By price tier among the ten sales with recorded prices: two sold under $500,000 (36 Hunter Ave. at $480,000 and 1 Feltonville Rd. at $445,000); seven sold between $500,000 and $1 million (1 Daniels Rd., $628,000; 110 Fort Meadow Dr., $618,000; 17 Palmieri Dr., $599,900; 37 Vinal St., $675,000; 3 Avon Dr., $680,000; 65 Bennett St., $748,000; and 60 Murphy Rd., $850,000); and one sold above $1 million, the $6,270,000 Cabot Road sale. Fort Meadow Drive saw two separate transfers this period: 110 Fort Meadow Dr. sold for $618,000, while 16 Ft Meadow Dr. was transferred into a trust with price not yet available. Dustin J. and Christina E. Thomas appear on both sides of the market this period: they bought 37 Vinal St. for $675,000 and sold 17 Palmieri Dr. for $599,900, both recorded Sept. 9.

MARKET NOTES

Seven of the eight transfers without a recorded price involved the same family names on both the seller and buyer side, with the buyer typically listed as a trustee, consistent with property being moved into a family or revocable trust. One no-price transfer, at 147 Chapin Rd., went to an LLC buyer, Chapin Rd LLC, rather than a trust. The month's only sale above $1 million, 4 Cabot Rd. at $6,270,000, was also the only priced sale to an LLC buyer. Deed records for this period did not include bedroom, bathroom or square-footage figures, so no price-per-square-foot or property-type comparisons can be made.
