Hudson Home Prices Range From $320,000 to $980,000 in Late-Summer Deeds

HUDSON -- Eigheen deeds recorded at the South Middlesex Registry of Deeds between Aug. 7 and Sept. 5 show sale prices ranging from $320,000 to $980,000, but eight of those transactions listed no consideration amount, a pattern driven largely by property owners moving titles into family trusts rather than selling on the open market.

MARKET OVERVIEW

The registry recorded 18 property transfers in Hudson during the period, of which 10 disclosed a sale price. Among those 10, prices ranged from $320,000 for 257 Central St. to $980,000 for 12 Forbes Rd., with a median sale price of $642,500. A count of 18 recorded transfers over the four-week span points to steady turnover in the town's property records, though nearly half the deeds reflect internal ownership changes, such as transfers into a trust held by the same individuals, rather than sales to new buyers. That mix means the disclosed-price figures likely understate total transaction volume while overstating how much of that volume represents traditional buyer-seller sales.

TOP SALES

The highest-priced transaction was 12 Forbes Rd., which sold for $980,000 on Aug. 24. Sellers Christy M. Allison and Scott C. Allison transferred the property to Ian P. Humphrey and Catherine H. Humphrey. The second-highest sale was 29 Grove St. Unit 29B, which sold for $840,000 on Aug. 26; sellers Dilip Kumar Challa and Sai Hymavathi Majeti transferred the unit to Linda V. Campelia. At 136 Lincoln St., Michael and Jessica L. Scott sold to Cameron and Arianna Ciesluk for $695,000 on Aug. 12. At 2 Alan Rd., Bryan R. and Irene L. Millett sold to Nicole Seefried and Rochelle Pickering for $690,000 on Aug. 13. Rounding out the top five, 55 Priest St. sold for $655,000 on Aug. 14, with sellers Stephanie Horton and Warren MacPhail transferring the property to Nicholas and Katelyn Boudreau.

NEIGHBORHOOD BREAKDOWN

Broad Street was the only street to see more than one recorded transfer: 161 Broad St. Unit 2 sold for $549,900 on Aug. 28, and 143 Broad St. Unit 1 changed hands on Aug. 10 with no price disclosed. No other street had more than one recorded sale in the period. By price tier among the 10 disclosed sales, three fell under $500,000 (257 Central St. at $320,000, an unaddressed Hudson property at $375,000, and 2 Woodrow St. at $400,000), while the remaining seven fell between $500,000 and $1 million. No disclosed sale exceeded $1 million.

MARKET NOTES

Bed, bath and square footage figures were not available from the deed records and are not reported here. Of the 18 recorded transfers, six condominium or unit-numbered properties changed hands: 48 Washington St. Unit 15, 161 Broad St. Unit 2, 29 Grove St. Unit 29B, 22 Wildflower Path Unit 22, 143 Broad St. Unit 1 and 21 Barnes Bld. Unit 28. The remaining 12 transfers involved properties without unit designations. At least six of the 18 transfers moved a property from an individual owner directly into a trust bearing that same owner's name, including at 48 Washington St. Unit 15, 22 Wildflower Path Unit 22, 21 Richard Rd., 3 Martin Cir., 18 Gates Ave. and 21 Barnes Bld. Unit 28. Those transfers carried no disclosed price, consistent with their nature as estate-planning transfers rather than market sales. Two other transfers, at 257 Central St. and 2 Woodrow St., involved sellers identified in probate as an estate.
