Hudson Home Prices Cluster Near $600,000 Despite One Outlier Sale

HUDSON -- Nineteen property deeds were recorded in Hudson over the four weeks ending Sept. 26, ranging from a $320,000 sale on Central Street to a $2.7 million transfer on Main Street, according to South Middlesex Registry of Deeds records.

MARKET OVERVIEW Of the 19 recorded transactions, 12 carry a sale price so far; the remaining seven show price not yet available, which typically means the figure has not yet reached the registry rather than any withholding by the parties. Among the 12 priced sales, prices ranged from $320,000 to $2,700,000, with a median of $609,000. Nineteen recorded deeds in a single four-week window is a steady volume of activity for the town, though more than a third of this period's sales are still awaiting a recorded price.

TOP SALES The period's largest transaction was 561 Main St., which sold for $2.7 million on Sept. 1. The deed lists Main St Best LLC as seller and Main LLC as buyer. The second-highest sale was 17 Rock Ave., which sold for $737,500 on Sept. 1; sellers Daniel and Sharon Sutherland transferred the property to buyers Roni Milgrom and Michaela Lievi. A property recorded simply as "Hudson, MA," without a specific street address in the deed, sold for $710,000 on Sept. 8, with Lucia S. Lampinen as seller and Leo Rotman and Svetlana Sokolova as buyers. At 37 Vinal St., the sale price was $675,000 on Sept. 9, with sellers Rosalia D. Mullane (also recorded as Rosalia D. Fariolen) transferring to buyers Dustin J. and Christina E. Thomas. Rounding out the top five, 110 Fort Meadow Dr. sold for $618,000 on Sept. 10, with sellers James H. and Nicole M. Kallio transferring to buyers Minxue Liao and Courtney McGowan.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than one sale this period, so the clearest pattern is by price tier. Two sales closed under $500,000: 1 Feltonville Rd. at $445,000 and 257 Central St. at $320,000. The bulk of priced activity, nine of the 12 sales, fell between $500,000 and $1 million, including 117 River St. ($630,000), 17 Rock Ave. ($737,500), 37 Vinal St. ($675,000), the unaddressed Hudson property ($710,000), 110 Fort Meadow Dr. ($618,000), 52 High St. ($600,000), 17 Palmieri Dr. ($599,900), 85 Tower St. ($559,000) and 161 Broad St. Unit 2 ($549,900). One sale, 561 Main St., topped $1 million.

MARKET NOTES Six of the 19 recorded deeds transferred property between the same individuals or into a family trust rather than to a new outside buyer: 107 White Pond Rd. (Patrick C. and Fae M. Healy to themselves as trustees), 340 Chestnut St. (David P. St Jean and Maureen F. Burke to themselves as trustees), 63 Causeway St. (Elayne M. Exarhopoulos and Suzanne M. Lordan, trustees, on both sides), 4 Emerson Rd. (Oliveria Family Living Trust, with Kassio Oliveria as trustee; no buyer listed in the deed), 95 Cottage St. (John D. Gillespie Jr. and Shannon Gillespie to themselves as trustees) and 48 Washington St. Unit 15 (Wayne and Katherine Oden to themselves as trustees). These six accounted for the majority of this period's sales without a recorded price. Separately, 15 Temple Ave. sold Sept. 2 from Gerald J. Turner, trustee, and the Roandl M Deangelis Sr Revocable Trust to buyers Steven Frias and Kathryn Clisham; a price has not yet been recorded. The sale of 257 Central St. involved an estate, with Ralph J. Caputo Est. and Christopher Caputo as sellers and Michael J. ONeil, trustee, and L and M Realty Trust as buyers, at a recorded price of $320,000. Two condominium units changed hands: 48 Washington St. Unit 15 (trust transfer, price not yet available) and 161 Broad St. Unit 2, which sold for $549,900. In a same-day pairing on Sept. 9, Dustin J. and Christina E. Thomas sold 37 Vinal St. for $675,000 and, in a separate deed, appear as buyers of 17 Palmieri Dr. for $599,900. The period's top sale, 561 Main St. at $2.7 million, transferred between two limited liability companies, Main St Best LLC and Main LLC, distinguishing it from the individually owned residential properties that made up most of the period's activity.
