Hudson Home Prices Cluster Near $600,000 Despite One $2.7 Million Sale
HUDSON -- Eighteen property transfers were recorded in Hudson between Aug. 21 and Sept. 19, with sale prices ranging from $320,000 to $2.7 million among the 10 transactions with prices on file so far.
MARKET OVERVIEW
The South Middlesex Registry of Deeds recorded 18 transfers in Hudson during the period. Of those, 10 included a sale price, with a low of $320,000 for a property on Central Street and a high of $2.7 million for a Main Street property. The median sale price among the 10 priced transactions was $615,000. The remaining eight transfers had no price on file as of this report; several of those are transfers between family members and their own trusts rather than open-market sales. Eighteen recorded transfers over the four-week span point to a steady pace of activity in Hudson's housing market, based on the raw count alone.
TOP SALES
The highest-priced transaction was 561 Main St., which sold for $2.7 million on Sept. 1. The seller was Main St Best LLC and the buyer was Main LLC, according to deed records. The second-highest was 12 Forbes Rd., which sold for $980,000 on Aug. 24; sellers Christy M. Allison and Scott C. Allison transferred the property to Ian P. Humphrey and Catherine H. Humphrey. At 29 Grove St. Unit 29B, a condominium sold for $840,000 on Aug. 26, with Dilip Kumar Challa and Sai Hymavathi Majeti selling to Linda V. Campelia. A single-family property at 17 Rock Ave. sold for $737,500 on Sept. 1, with Daniel and Sharon Sutherland selling to Roni Milgrom and Michaela Lievi. Rounding out the top five, 117 River St. sold for $630,000 on Aug. 28, with Peter F. Iacobucci selling to Gemaers and Jordan Dorvil.
NEIGHBORHOOD BREAKDOWN
No two priced sales shared a street name during the period, so no single street stood out. By price tier, two sales closed under $500,000: a Central Street property at $320,000 and an unaddressed Hudson property at $375,000. Seven sales fell in the $500,000-to-$1 million range, including properties on Tower Street, Broad Street, High Street, River Street, Rock Avenue, Grove Street and Forbes Road. One sale, the Main Street property, closed above $1 million.
MARKET NOTES
The recorded sales included a mix of property types: four of the 18 transfers involved condominium units, at Grove Street, Washington Street, Broad Street and Wildflower Path. The $2.7 million Main Street sale, from Main St Best LLC to Main LLC, is a transfer between limited liability companies rather than individual buyers and sellers. Among the eight transfers without a recorded price, six involved a seller transferring property into a trust bearing the same family name, such as the Oden, Abraham, Montanez, Patel and Gillespie transfers. Bed, bath and square footage figures were not available in the deed data for any property in this period.
