Hopkinton Home Prices Span $405,000 To $1.8 Million In October

HOPKINTON -- Hopkinton recorded 19 property transfers at the South Middlesex Registry of Deeds between Sept. 25 and Oct. 24, with recorded sale prices ranging from $405,000 to $1,800,000. Most of the month's deeds, however, were transfers among family members or into trusts rather than sales with a recorded price.

MARKET OVERVIEW

Nineteen deeds were recorded in Hopkinton during the period, but only five carried a sale price at the time of filing. Among those five priced transactions, prices ranged from $405,000 to $1,800,000, with a median of $1,050,000. The remaining 14 transfers show "price not yet available," which is typical for deed data and does not indicate withheld information; prices for recent transfers often appear at the registry within about a week. The overall count of 19 recorded deeds reflects continued transaction volume, though more than two-thirds of them were trust or family transfers rather than price-bearing open-market sales.

TOP SALES

The highest-priced transaction was 1 Whisper Way, which sold for $1,800,000 on Sept. 29. Edward G. Roche was the seller; Steven Millman and Wendy Chui were the buyers.

4 DiCarlo Rd sold for $1,425,000 on Sept. 25. The sellers were listed as trustees Alison M. Fitzpatrick and James J. Fitzpatrick; the buyers were Paige Dalcourt and Joshua Bloom.

50 Ash St sold for $1,050,000 on Oct. 5. The seller was Kimberly Allen, trustee of the Deborah J. Wallace Trust; the buyer was the Raymond M. Smith Living Trust, with Raymond M. Smith as trustee.

10 Paul Revere Path, Unit 7A, sold for $685,500 on Sept. 25. Marielle and Paul Berardi were the sellers; Ajith Balaji Nagarajan and Pooja Ramaswamy were the buyers.

62 Pleasant St sold for $405,000 on Sept. 28. Rene Facio Assis and Glacy Colvero Assis were the sellers; Alarico Monteles was the buyer.

NEIGHBORHOOD BREAKDOWN

Ash Street had two recorded transfers this period: 50 Ash St, which sold for $1,050,000, and 54 Ash St, a transfer from David T. and Tara Lee Wilson to a trust in both their names, with no price yet recorded. Hayden Rowe Street also had two transfers, 223 Hayden Rowe St and 55 Hayden Rowe St, both appearing to move ownership into family trusts and both without a recorded price. By price tier among the five sales with recorded prices: one sale fell under $500,000 (62 Pleasant St); one fell between $500,000 and $1 million (10 Paul Revere Path Unit 7A); and three exceeded $1 million (50 Ash St, 4 DiCarlo Rd and 1 Whisper Way). The remaining 14 transfers, spread across streets including Briarcliff Drive, Davenport Lane, Wood Street, Lowell Drive, Huckleberry Road, Baker Lane, Trevor Lane, Lilac Court, Spring Street, Saddle Hill Road and Hillcrest Drive, have no price on record yet.

The remaining transfers, including the five with recorded prices plus 11 Baker Lane, involve different buyer and seller surnames.
