Holliston sale prices span $195,000 to $1.375 million in latest filings

HOLLISTON -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds for Holliston between Sept. 18 and Oct. 17, with sale prices ranging from $195,000 to $1,375,000 among the seven transactions that have a recorded consideration amount so far.

MARKET OVERVIEW The registry recorded 20 transfers in the period. Of those, seven listed a sale price, ranging from $195,000 to $1,375,000, with a median of $785,000 among the priced sales. The remaining 13 transfers show no recorded price; most of these are transfers among family members or into trusts, where price has not yet reached the registry or where consideration was not part of the filing. Twenty recorded transfers in a month is a notable volume on a raw count basis, though a large share involves internal family or trust transfers rather than open-market sales.

TOP SALES The highest-priced sale was 208 Mohawk Path, which sold for $1,375,000 on Sept. 30. Sellers Premsankar Alwarsamy and Premsanker Alwarsamy sold to buyers Kumar Anupam and Tista Banerjee. 21 Foxwood Cove sold for $1,100,000 on Sept. 29. Sellers Jose Sanchez and Mary Ann Sanchez sold to buyer Sean McMullin. 1804 Washington St sold for $785,000 on Oct. 1. Sellers Martin T. Willard and Shirley A. Willard sold to buyers Henry Marshall and Jacquelyn Marshall. 47 Westfield Dr also sold for $785,000, on Sept. 29. Sellers Jonathan M. Mariano and Kelsey Mariano sold to buyers Ying Wang and Simon Shi. 33 Copper Ln sold for $670,000 on Sept. 25. The seller was New England Home Buyers LLC; buyers were Peter Nolin and Annika Nolin.

NEIGHBORHOOD BREAKDOWN Cottage Drive saw two transfers on the same day, Sept. 29: 33 Cottage Dr and 0 Cottage Dr, both involving the Fitzgerald family and neither with a recorded price. By price tier among the seven sales with recorded amounts: under $500,000, two sales, 66 Lakeshore Dr at $309,750 and an unspecified Holliston address at $195,000; $500,000 to $1 million, three sales, 1804 Washington St and 47 Westfield Dr both at $785,000 and 33 Copper Ln at $670,000; over $1 million, two sales, 208 Mohawk Path at $1,375,000 and 21 Foxwood Cove at $1,100,000. No other street showed more than one transaction with a recorded price in this period.

MARKET NOTES Thirteen of the 20 recorded transfers, nearly two-thirds, involve sellers and buyers with matching or related surnames, consistent with transfers into trusts or among family members; these carry no recorded sale price. Two transfers involved condominium units, 54 Garrett Way Unit 53 and 52 Jackson Dr Unit 60, both of which were trust transfers without a recorded price. Among sales with recorded prices, 66 Lakeshore Dr listed Rocket Mortgage LLC as seller. Bed, bath and square-footage figures are not available from deed records for any of the listed transactions.
