Holliston's priced home sales span $670,000 to $1.65 million in September

HOLLISTON -- Nineteen property transfers were recorded in Holliston between Sept. 4 and Oct. 3, led by a $1,649,900 sale on Bonney Drive, though pricing has not yet posted for most of the month's deeds.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Holliston during the period, but only seven carried a recorded sale price as of this report. Among those seven, prices ranged from $670,000 to $1,649,900, with a median of $1,100,000. The remaining 12 transfers show no price yet, which typically appears in registry data within about a week of recording and does not indicate the price was withheld. Judged only by the raw count of 19 recorded transfers, the period shows a steady pace of deed activity, with the mix skewed toward family trust and estate-related filings rather than traditional purchases.

TOP SALES The highest-priced transaction was 105 Bonney Drive, which sold for $1,649,900 on Sept. 4. Oleary Builders Inc. sold the property to Casey and Julian Gressel.

At 208 Mohawk Path, Anupam Kumar and Tista Banerjee bought the home for $1,375,000 on Sept. 30 from Alwarsamy Premsankar and Alwarsamy Premsanker.

The property at 10 Winston Road sold for $1,147,500 on Sept. 9. John and Sherri Madondo sold to Stefano Gabriele and Jenna Yaggy.

At 21 Foxwood Cove, Sean McMullin purchased the home for $1,100,000 on Sept. 29 from Jose and Mary Ann Sanchez.

Rounding out the top five, 65 Briarcliff Lane sold for $835,000 on Sept. 14. The Picozza Family Trust, with Alexander A. Picozza as trustee, sold to Peter and Chloe S. DiStefano.

NEIGHBORHOOD BREAKDOWN Highland Street saw two recorded transfers during the period: 198 Highland St. and 91 Highland St., neither with a price yet available. Cottage Drive also had two filings, both involving the Fitzgerald family: 33 Cottage Drive and 0 Cottage Drive, each moving from Paul J. Fitzgerald to other Fitzgerald family members or trusts, with no price recorded.

Among the seven transfers with recorded prices, three fell under $1 million (Copper Lane at $670,000, Briarcliff Lane at $835,000, and Westfield Drive at $785,000), three fell between $1 million and $1.5 million (Foxwood Cove, Winston Road and Mohawk Path), and one exceeded $1.5 million (Bonney Drive).

MARKET NOTES A notable share of this period's recorded deeds, at least nine of the 19, list the same family names as both grantor and grantee, often shifting title into a trust: examples include David Street, Marshall Street, Mechanic Street, Summitpointe Drive, Hanlon Road, Washington Street and Highland Street. These filings are recorded alongside traditional sales but represent a different kind of transfer, and none carry a sale price in the current data. Two transfers involved limited liability companies as sellers, Greendale Investment Properties LLC on Highland Street and Mayflower Estates LLC on Mayflower Landing, suggesting builder or investment-entity activity; neither has a recorded price yet.
