Four Stoneham sales top $1 million as October median tops $800,000

STONEHAM -- Eighteen property transfers were recorded at the South Middlesex Registry of Deeds for Stoneham between Sept. 25 and Oct. 24, with four sales crossing the $1 million mark, led by a $1.25 million purchase on Park Avenue.

MARKET OVERVIEW The registry recorded 18 transfers in the period, though only 10 carried a sale price at the time of this report; the rest show "price not yet available." Among the 10 priced sales, prices ranged from $175,000 to $1,250,000, with a median of $827,500. A median above $800,000 alongside four sales at or above $1 million suggests pricing strength at the upper end of the recorded transactions, though the share of sales still missing a price, eight of 18, limits a full read on the period's overall volume and pricing.

TOP SALES The highest-priced transaction was 70 Park Ave., which sold for $1,250,000 on Sept. 30; sellers Asaf Miron Poran and Timothy Joseph Palmer transferred the property to buyer Alison Burke. At 193 Park St., the property sold for $1,150,000 on Sept. 29, with Harbor One Development LLC as seller and High T. Le and Susan T. Le, as trustees, as buyers. A sale at 15 Cabot Rd. closed at $1,050,000 on Sept. 29, with Mary T. Walker, individually and as trustee, selling to Fai Chan and Xia Lin. At 3 Macone Cir., the sale price was $1,008,000 on Sept. 30; sellers Yusuf B. Bhagat and Shaheen Merchant sold to Kevin and Paola Pacheco. Rounding out the top five, 8 Charles St. sold for $875,000 on Sept. 29, with the Hugh T. Le Trust, through trustee Hugh T. Le, selling to Chung Kwok Cheung and Nu Tan Cheung.

NEIGHBORHOOD BREAKDOWN No single street recorded more than one priced sale in this period, though two of the top five transactions were on streets carrying the "Park" name: Park Avenue and Park Street. Sales otherwise split across price tiers. Under $500,000: a $175,000 transfer involving Manison Street LLC and Onyx Realty LLC with no listed street address, the $380,000 sale of a condominium unit at 159 Main St. (Unit 54A), and the $425,000 sale of a condominium unit at 137 Franklin St. (Unit 203). Between $500,000 and $1 million: 7 Pine St. at $632,500, 77 Washington St. at $780,000, and 8 Charles St. at $875,000. Above $1 million: 3 Macone Cir., 15 Cabot Rd., 193 Park St. and 70 Park Ave., as detailed above.

MARKET NOTES Of the eight transfers without a recorded price, six appear to be transfers within the same family or individual into a trust structure rather than open-market sales: 17 Keene St., 9 Raymond Rd., 78 North St., 16 Erickson St., 10 Girard Rd. and 74 High St. all show a grantor and grantee sharing the same surname, with the buyer listed as trustee of a family trust. The remaining two unpriced transfers, 53 Gould St. (sold to KP Partners LLC) and 5 Winthrop St. (sold to a buyer with a different surname from the seller), involve new parties and may reflect sales for which a price has not yet reached the registry. Two of the priced sales, at 159 Main St. and 137 Franklin St., were condominium units; the rest of the priced transactions were single-family properties based on the available deed data. Bedroom, bathroom and square-footage figures are not available from deed records for this period.
