Three Sherborn sales span $730,000 to $980,000 range in September

SHERBORN -- Three properties changed hands at recorded sale prices in Sherborn between Sept. 4 and Oct. 3, while nine additional transfers were recorded for nominal consideration, a pattern that limits what conclusions can be drawn about the broader market this period.

MARKET OVERVIEW The registry recorded 12 property transfers in Sherborn during the period, but only three carried a disclosed sale price: $730,000, $800,000 and $980,000. The median among those three is $800,000. The remaining nine transfers were recorded for nominal consideration under $10,000, a sum used for trust, family or estate-related filings rather than open-market purchases; those are not included in the price range or median. With just three priced sales, the data set is too small to characterize the month as active or quiet relative to prior periods.

TOP SALES The highest-priced transaction was 14 Millstone Dr. Unit 14, which sold for $980,000 on Oct. 2. Li Jun and Hu Yan sold the unit to Mukherjee Shrimoti and Vedam Venkat. Bed, bath and square-footage figures were not available in the deed record.

The second-highest sale was 2 Abbey Rd. Unit 2, which sold for $800,000 on Sept. 25. Margaret B. Robinson and Laurie A. Robinson, as trustees, sold the unit to Brad Prosek and Lois Pfeister.

The third sale was 11 Curve St., which sold for $730,000 on Sept. 15. Nellie Binder and Konstantin Gorelik sold the property to Sherborn Realty LLC.

NEIGHBORHOOD BREAKDOWN No street had more than one priced sale this period; the three transactions span Millstone Drive, Abbey Road and Curve Street. By price tier, one sale fell in the $700,000-$799,999 range (Curve Street), one in the $800,000-$899,999 range (Abbey Road), and one in the $900,000-$999,999 range (Millstone Drive). The nine nominal-consideration transfers were spread across Ivy Lane, Fawn Road, Washington Street, Farm Road, Unity Lane, Great Neck Road, Brush Hill Road, Western Avenue and Southfield Lane, with no street recording more than one such transfer.

MARKET NOTES Of the three priced sales, two involved condominium units, 14 Millstone Dr. Unit 14 and 2 Abbey Rd. Unit 2, while 11 Curve St. was recorded without a unit designation. Among the nine nominal-consideration transfers, several show matching surnames or trustee designations between grantor and grantee, including 12 Ivy Lane (Whitney to Whitney/Moynihan, trustees), 7 Fawn Road (Stumpf to Stumpf/Funkhouser, trustees), 11 Unity Lane (Halamka to Halamka, trustees), 10 Great Neck Road (Lincoln to Lincoln, trustees), 121 Western Avenue (Carter to Carter, trust), and 13 Southfield Lane Unit 13 (Ward to Ward, trustee). Two transfers, 112 Farm Road and 34 Brush Hill Road, involved grantors and grantees identified only by trust names without a shared personal surname. One transfer, 84 Washington St., showed no shared surname or trust designation between seller Raymond Olson and buyer Kristen Allaire.
